PROPERTY MANAGER

We are currently seeking a Property Manager for our Commercial properties. This Property Manager position is involved in all aspects of day-to-day operations of the Portfolio, including accounting, tenant relations, maintenance and repair, security, janitorial services, landscaping, snow removal, etc. The Property Manager handles tenant requests and complaints and must be familiar with the terms of the leases. The Property Manager assists in the preparation and management of the annual budget, reporting and financial performance of the Portfolio. Property Management position functions at a high capacity within the context of a larger team, setting and implementing goals, supporting leasing initiatives and accounting.

DESCRIPTION:

EXAMPLES OF DUTIES - Duties may include, but are not limited to, the following:

1. Conducts property visits to ensure property presentation in compliance with high Company standards.

2. Bid, negotiate scopes of work, and supervise job through completion.

3. Prioritize work requests for Operations Technicians with Operations Coordinator.

4. Ensure resolution of maintenance issues, administration of property improvements and oversee existing conditions to achieve long-term presentation of the properties. Develop preventative maintenance plans to avoid increased liability, risk, or expense.

5. Assure compliance with ADA, environmental and building ordinances.

6. Ensure tenant compliance with all requirements of the lease.

7. Development and management of budgets including monthly variance reports. Establish long-range capital plans for asset presentation & preservation.

8. Lead response 24/7 for any tenant issues or property emergency.

9. Other duties as assigned.

QUALIFICATIONS:

Knowledge of:

· Comprehensive operational characteristics, services, and activities

· Property management

· Financial Analysis - budgets and variances

· Principles and terminology of preventative maintenance contracts.

· Proficiency with Microsoft office.

Skill in:

· Ability to think on one's feet to effectively solve issues.

· Self-starter with strong time management, organizational and problem-solving skills.

· Communicating clearly and concisely, orally, electronically and in writing.

· Strong negotiating skills, verbal, and written communication skills

· Strong project management background to work closely with and give direction to contractors and vendors.

· Solid time management skills with ability to prioritize, organize and successfully balance multiple tasks and requests.

· Must be a team player, work well with management, other property managers, lease administration, accounting, Operations Technicians and Operations Coordinator.

· Ability to present Koury Corporation in a professional manner.

Other Requirements:

Must possess a valid North Carolina driver's license and have a satisfactory driving record.

MINIMUM QUALIFICATIONS

Education:

Possession of a high school diploma, GED or recognized equivalent.

Experience:

3-5 years of (full-time equivalent) verifiable experience in broad-based commercial property management.

WORKING CONDITIONS

Environmental Conditions:

Office environment; field environment; exposure to noise, grease, dust, and fumes; and inclement weather conditions.

Physical Conditions:

May require maintaining physical condition necessary for sitting, standing, and walking for prolonged periods of time; light to moderate lifting and carrying.
