Currently, with 30 buildings in Chicago, Horizon also owns The Merion in Evanston, a independent senior living community.

About the Role:

Horizon Realty Group is seeking a savvy sales-oriented Property Manager to run the daily operations of a family owned/managed portfolio. The ideal candidate will be responsible for sales, operational, and financial aspects of the portfolio, including new leases, renewals, budget control, and maintenance requests. You will act as the manager and supervise all relevant employees.

Minimum Qualifications:

• High School Diploma or GED
• Minimum of 3 years of experience in property management, preferably market-rate rentals
• Proficiency with Yardi Systems or similar property management software.
• Strong leasing and sales experience
• Detail-oriented and strong verbal and written communication skills

Preferred Qualifications:

• Experience in Property Management
• Familiarity & strong knowledge of the Chicago rental market
• Must have reliable transportation and smartphone
• Must be flexible, weekend work is required during the busy season unless occupancy goals are met.

Responsibilities:

• Manage day-to-day operations of market-rate properties, including tenant relations & maintenance work orders.
• Responsible for all aspects of Property Manager and fiduciary duties.
• Manage property inventory and meet occupancy levels.
• Coordinate and oversee building inspections, maintenance requests, and vendor services to maintain property standards.
• Utilize Yardi Systems for property management tasks such as financial reporting, tenant communications & occupancy.
• Respond promptly to tenant inquiries and resolve disputes or issues to maintain high tenant satisfaction.
• Maintain accurate records related to lease agreements, tenant files, and compliance documentation.

Compensation:

• This position offer commissions on Manager rentals as well as on renewals
• Quarterly KPI bonuses of up to 12% of annual salary can be awared each quarter

Skills:

The Property Manager will apply their expertise in property management daily to ensure properties are well-maintained and compliant with all regulations. Proficiency in Yardi Systems enables efficient lease administration, rent collection, and financial reporting, streamlining operational workflows. Knowledge of fair housing laws is critical to uphold tenant rights and prevent discrimination, fostering an inclusive community environment. Building inspection skills are used regularly to identify maintenance needs and ensure safety standards are met. Additionally, strong communication and negotiation skills facilitate effective interactions with tenants, vendors, and regulatory bodies, supporting smooth property operations and tenant satisfaction.
