Gorman & Company is looking for a Property Manager to lead the day-to-day operations of Modello Homes, a 100-unit affordable housing community featuring LIHTC and Project-Based Voucher (PBV) programs. This is an opportunity for an experienced property management professional to lead a team, build strong resident relationships, maintain compliance, and drive the operational and financial success of the community.
What You’ll Do
Lead the day-to-day operations of the community, providing direction, coaching, and support to the property team while ensuring a positive and productive work environment.
Oversee leasing and marketing activities, including tours, applications, lease execution, renewals, resident retention, occupancy goals, and compliance with Fair Housing requirements.
Manage LIHTC and PBV compliance activities, ensuring accurate resident certifications, documentation, interviews, and timely coordination with the Compliance Department.
Oversee the property’s financial operations, including rent collection, accounts receivable, invoices, deposits, resident charges, budgeting, financial reporting, and identifying opportunities to improve performance.
Manage resident relations and community engagement by providing exceptional customer service, addressing concerns, supporting resident events, and fostering a welcoming community environment.
Partner with the maintenance team to oversee work orders, unit turns, inspections, preventative maintenance, vendor performance, property appearance, safety, and capital improvement needs.
Maintain strong relationships with residents, vendors, suppliers, internal departments, and leadership while communicating operational concerns, risks, and opportunities effectively.
What You’ll Bring
At least three years of property management experience, with affordable housing experience strongly preferred.
Knowledge of LIHTC and PBV programs and the ability to manage affordable housing compliance requirements.
Previous supervisory or team leadership experience preferred.
Strong communication, organization, problem-solving, and customer service skills.
Ability to manage budgets, analyze financial performance, and make sound operational decisions.
Comfort working with Microsoft Office and property management software.
Valid driver’s license, automobile insurance, and a motor vehicle record that meets company insurance requirements.
Flexibility to work occasional evenings or weekends based on community needs.
