Located at the corner of East Washington Avenue and Milwaukee Street, Nexus is a 105-unit, high-end market-rate community in Madison. We’re looking for a polished, highly engaged Property Manager who understands the expectations of a luxury community and takes pride in delivering an exceptional resident experience.

This is a highly visible role for someone who enjoys building relationships, creating a strong sense of community, and being an active presence both within the property and throughout the surrounding neighborhood. You’ll lead property operations, drive financial performance, create meaningful resident experiences, and represent Nexus at local events and neighborhood meetings. The ideal candidate is just as comfortable analyzing a budget as they are hosting a resident event or building a relationship with a local business.

What You’ll Do

  • Lead day-to-day property operations for this 105-unit market-rate community, providing leadership to the onsite team and ensuring Nexus consistently delivers a polished, high-quality resident experience.

  • Build strong relationships with residents and foster a true sense of community by maintaining a visible presence, responding to resident needs, organizing resident events and engagement opportunities, and supporting retention.

  • Drive leasing and marketing efforts through tours, lead follow-up, renewals, market analysis, and creative outreach, while representing Nexus at neighborhood meetings, local events, and networking opportunities throughout the community.

  • Own the financial performance of the property, including budgeting, forecasting, rent collection, accounts receivable, income and expense management, invoice review, financial reporting, and analyzing variances to identify opportunities for improved performance.

  • Oversee property operations, maintenance, vendors, and capital needs, ensuring the community, amenities, common areas, and grounds are maintained to the high standards expected of a luxury property.

  • Manage key property relationships, including Nexus’s four commercial tenants, residents, vendors, and community partners, while ensuring compliance with Fair Housing requirements and all applicable company and regulatory standards.

What You’ll Bring

  • 3+ years of property management experience, with experience in high-end, luxury, or market-rate multifamily strongly preferred.

  • A polished, professional, and service-oriented presence with exceptional communication skills and the ability to build strong relationships with residents, prospects, vendors, business owners, and community partners.

  • A demonstrated ability to create community and engage residents, including experience organizing resident events, building resident relationships, and serving as a visible presence within a property.

  • Strong financial and business acumen, including experience managing a property budget, analyzing financial performance, understanding income and expenses, and making data-driven operational decisions.

  • Experience leading and developing onsite teams while maintaining high standards for customer service, accountability, and property presentation.

  • Strong leasing, marketing, and networking skills with the ability to represent a community professionally and build relationships throughout the local market.

  • Commercial tenant or commercial property management experience is preferred, particularly experience working directly with retail, office, or other commercial occupants.
