Property Manager – Residential Apartments (Roles & Responsibilities)
- Manage the overall operations and maintenance of the residential apartment community.
- Ensure smooth delivery of facility management services, including housekeeping, security, technical, horticulture, and pest control.
- Build and maintain strong relationships with the Residents' Welfare Association (RWA)/Apartment Owners Association (AOA) and residents.
- Handle resident complaints, service requests, and ensure timely resolution.
- Supervise and monitor vendor performance to ensure service quality and SLA compliance.
- Manage budgets, operational expenses, billing, and cost optimization.
- Ensure preventive and breakdown maintenance of electrical, plumbing, HVAC, DG, STP, WTP, lifts, and fire & safety systems.
- Conduct regular property inspections to maintain safety, cleanliness, and operational standards.
- Ensure compliance with statutory regulations, safety standards, and company policies.
- Lead and manage site teams, including technical staff, housekeeping, security, and administrative personnel.
- Prepare and submit daily, weekly, and monthly MIS reports to management and clients.
- Coordinate resident meetings, committee meetings, and prepare MOM (Minutes of Meeting).
- Plan and execute annual maintenance activities and major repair works.
- Manage emergency situations and ensure quick resolution with minimum disruption.
- Drive customer satisfaction by delivering high-quality facility management services.
- Achieve operational KPIs and ensure continuous improvement in service delivery.
