Property Manager (SEW) - Senior Housing

The Job

  • Prepare and monitor annual budgets for estates by estimating income and expenditures for general/routine items in accordance with agreed guidelines, monitoring the collection of miscellaneous fees, rents and charges, following up cases of arrears, maintaining various accounts records and compiling regular reports on financial positions. Plan for estate improvement work.
  • Maintain and promote relationship between HKHS and tenants/members, Government Departments e.g., Home Affairs Dept. and relevant associations by answering their enquiries, drafting reply letters/correspondences/notices, handling complaints, attending tenants’ committee meetings, participating in various community and activities, etc.
  • Ensure estates are properly maintained and managed by conducting regular patrols to identify needs for preventive or remedial actions in respect of cleaning, repairs, security, landscape and etc., co-ordinating and liaising with maintenance staff on progress and quality of improvement/maintenance work and monitoring the performance of service providing companies.
  • Monitor compliance of tenancy requirements / home visits, arranging tenancy movements/ changes and maintaining tenancy records to ensure optimal use of resources.
  • Perform lease management for non-domestic premises and market stalls by reviewing applications, interviewing applicants and making recommendations, carrying out inspections for lease termination and maintaining relevant records.
  • Manage facilities of estates/properties such as car park by monitoring the performance of contractors, processing applications, ensuring proper usage and maintaining relevant records.
  • Supervise staff by appropriately allocating duties, planning rosters, monitoring performance, providing necessary guidance and coaching.
  • Coordinate with internal teams and external partners to support tenants’/members’ well-being, including early identification of cases with social or health needs, making referrals to social workers and relevant professionals, and facilitating follow-up where necessary.
  • Identify potential risks and handle emergency or crisis situations involving tenants/members, including elderly residents.

The Person

  • Professional qualification in Housing Management such as MCIH, MHKIH, RPHM.
  • Holding a valid Property Management License is preferred.
  • Minimum 7 years’ experience in property management. Thorough experience in managing rental estates, managed properties and non-domestic premises a definite advantage.
  • Conversant with BMO, DMC and relevant ordinances.
  • Good knowledge of property management concepts and maintenance affairs.
  • Familiar with the operation procedures of estate management.
  • Strong safety awareness and risk sensitivity.
  • Good customer service, problem solving and interpersonal skills.
  • Good influencing and negotiation skills, can express ideas precisely, systematically and clearly in both written and spoken Cantonese and English.
  • Good supervisory skills, willing to take initiatives and able to cope with stress and work pressure.
