Property Manager
Requirements:
· High school diploma or equivalent
· Basic proficiency in computer technology including Word, Excel, and Outlook with the ability to learn and use other programs as needed
· Minimum of one (1) year of experience supervising teams of comparable size with a background in interviewing, training, supervision and performance evaluation preferred
· Professional demeanor and solid interpersonal skills
· Ability to handle emergency and pressure sensitive situations
· Excellent written and verbal communication skills
· Valid Driver’s License with acceptable driving record and criminal background check
· Access to dedicated and reliable transportation
· Able and willing to work flexible hours including evenings and weekends
· Ability to work with confidential information
· Strong organizational skills
Responsibilities:
· Overall responsibility for property including property operations, leasing process, budget management, personnel management, and resident relations
· Supervise, direct, train, and evaluate property management staff including evaluations, corrective actions, hiring, and firing
· Effectively communicate with residents, vendors, and other employees in a professional and courteous manner
· Assist with all leasing and sales responsibilities as needed
· Provide direction to the Maintenance Supervisor and maintenance team as needed
· Communicate with Maintenance Supervisor on a daily basis, reviewing all incomplete work and associated resolutions and timeframes
· Coordinate, schedule, and prepare vacant apartments for move-in in conjunction with Maintenance Supervisor
· Review and track progress of service requests
· Oversee and assist with managing property emergencies such as snow emergencies, fires, and floods
· Identify and work with maintenance to correct hazardous conditions throughout the property
· Conduct apartment and property inspections on a regular basis
· Present and enforce all company policies, rules, and regulations
· Research, implement, and monitor the effectiveness of marketing campaigns and initiatives ensuring the continuous flow of qualified traffic
· Understand and comply with Fair Housing Laws
· Assist other team members and complete other projects and duties as assigned
Essential Physical Qualifications:
· Bending, climbing stairs, kneeling, lifting up to 15 pounds, stretching, squatting, and walking
Non-Essential Physical Qualifications:
· Running and lifting over 15 pounds
Authority:
· Recommend changes to the position and job duties which will improve efficiency and safety
· Hire and terminate employees under direct supervision with approval of the Director or Assistant Director of Property Management
Relationships:
· Reports to the Director of Property Management or Assistant Director of Property Management
· Takes direction from the Director of Property Management
· Internal contacts: managers and associates
· External contacts: residents, vendors, and guests
