Hickory Hills is undergoing a full operational reset, and we’re seeking an experienced, hands-on Property Manager to lead the transformation.

This is not a traditional property management role. We need a decisive leader who can quickly establish structure and accountability, improve collections and occupancy, restore property conditions, and build sustainable operations that strengthen the community and increase NOI.

What You’ll Do

  • Take ownership of day-to-day property operations and establish clear standards and accountability
  • Aggressively address delinquency and aged receivables while managing lawful eviction processes when necessary
  • Rebuild occupancy through effective leasing, renewals, resident screening, and local marketing
  • Enforce lease terms, company policies, and community standards consistently and fairly
  • Lead maintenance staff, vendors, contractors, work orders, and unit make-readies
  • Conduct regular property inspections and prioritize safety issues and deferred maintenance
  • Maintain accurate resident ledgers, unit availability, leasing activity, and documentation
  • Manage operating expenses and track collections, occupancy, and property performance
  • Utilize Entrata for leasing, accounting, work orders, documentation, and reporting
  • Partner closely with ownership and corporate leadership to improve operational and financial performance

What You Bring

  • 5+ years of multifamily property management experience
  • Proven success stabilizing distressed or underperforming properties
  • Strong experience with collections, delinquency management, and evictions
  • Experience overseeing maintenance, vendors, repairs, and capital projects
  • Proficiency with Entrata, Yardi, RealPage, or a comparable PMS
  • Knowledge of Fair Housing and landlord-tenant laws
  • Strong leadership, organization, and conflict-resolution skills
  • Ability to work independently, make difficult decisions, and drive results
  • High school diploma or equivalent
  • Preferred: Experience with value-add, repositioning, workforce housing, or Class B/C communities. Bilingual English/Spanish is a plus.

Within this role, you’ll be expected to deliver measurable improvement in delinquency, collections, qualified occupancy, unit readiness, property condition, expense control, and NOI while creating a more structured, professional, and stable community.
