Property Manager: New Development Lease-Up

Candidates who have served as an Assistant Property Manager, Leasing Manager, Leasing Consultant, or Property Manager during a multifamily lease-up may be a strong fit if they are ready to take the next step into full ownership of a property launch.

At Vision Realty & Management, we make property management easy for everyone. We are looking for a motivated Property Manager to lead the launch, lease-up, and ongoing management of a brand-new 80-unit multifamily development in Carrollton, Georgia, with retail/commercial space on the ground floor.

This is not a position where you step into an already stabilized portfolio. You will be responsible for bringing a new property to market, building momentum before opening, driving the initial lease-up, establishing strong operating systems, and creating the resident experience from the beginning.

This role is designed for someone who already has multifamily and leasing experience and is ready to take the next step into greater ownership. You may have supported a lease-up before without being the person ultimately responsible for the outcome. Here, you will have the opportunity to own it.

Once the property reaches stabilization, additional properties will be added to your portfolio, expanding the scope and responsibility of the role.

Compensation is $50,000–$65,000/year, based on experience, with additional leasing incentives tied to achieving defined lease-up KPIs.

ABOUT THE ROLE

Your primary responsibility will initially be the successful opening and lease-up of a new 80-unit mixed-use development in Carrollton.

You will take ownership of the property through preleasing, opening, initial occupancy, stabilization, and ongoing operations.

You will have support from company leadership, but you will be the person responsible for driving the day-to-day lease-up effort and ensuring the property stays on track.

During the lease-up period, responsibilities will include:

  • Developing and executing the property's preleasing strategy

  • Managing the full leasing pipeline from initial inquiry through move-in

  • Responding quickly and professionally to leasing leads

  • Conducting property tours and communicating available units, amenities, pricing, and lease terms

  • Managing applications, approvals, lease preparation, and move-in coordination

  • Tracking leasing velocity, occupancy, traffic, conversion rates, and other lease-up KPIs

  • Recommending rental rates, concessions, leasing promotions, and competitive positioning based on market activity

  • Coordinating property launch events, open houses, and other leasing events

  • Building relationships with local businesses, employers, organizations, and referral sources

  • Creating a strong resident experience from the first interaction through move-in and residency

  • Managing resident communications and issue resolution

  • Coordinating maintenance, vendors, turns, inspections, and property readiness

  • Ensuring units, common areas, model spaces, and leasing areas are ready for tours and move-ins

  • Conducting move-in, move-out, and routine property inspections

  • Managing rent collection and delinquency follow-up

  • Managing lease enforcement, notices, dispossessory filings, and court processes when necessary

  • Working with accounting to ensure property charges, deposits, payments, and reporting are accurate

  • Managing the operational needs of the ground-floor retail/commercial component

  • Maintaining accurate records within company property management and leasing systems

  • Monitoring property performance and providing clear reporting to company leadership and ownership

The first 90 days will be heavily focused on preleasing and opening the property. This period will require flexibility in scheduling, including some evenings, weekends, leasing events, and other activities based on prospect traffic and the needs of the lease-up.

This is an on-site and field-focused position during the initial lease-up.

After the property is successfully leased and stabilized, there will be an opportunity for some work-from-home flexibility, while additional properties are gradually added to your portfolio.

As the portfolio grows, responsibilities will expand beyond the initial development to include broader property operations, owner relationships, financial performance, and portfolio management.

MINIMUM REQUIREMENTS

To be considered for this position, candidates must have:

  • 2+ years of multifamily property management, apartment leasing, or closely related real estate experience

  • Multifamily experience

  • Experience working on or supporting a multifamily lease-up

  • Demonstrated success in leasing, sales, occupancy growth, or prospect conversion

  • Strong customer service and resident relations experience

  • Strong organizational, communication, and problem-solving skills

  • Ability to independently manage competing priorities and take ownership of results

  • Ability to manage a high volume of prospects, residents, follow-up, and operational tasks

  • Ability to handle difficult resident or customer situations professionally

  • Ability to work a flexible schedule during the initial lease-up period

  • Comfort working in a fast-moving environment where processes and operations are being established in real time

  • Readiness to independently lead a lease-up with support and oversight from company leadership

PREFERRED EXPERIENCE

Strong candidates will also have experience with:

  • New-development or multifamily lease-ups

  • Rent collection and delinquency management

  • Dispossessory filings and eviction processes

  • Magistrate court appearances or other landlord-tenant court matters

  • Maintenance coordination and vendor management

  • Unit turns, inspections, and make-ready coordination

  • Leasing events, open houses, community outreach, and local marketing

  • Property management and leasing software

  • Commercial or mixed-use property management

  • Operational reporting and KPI tracking

  • Georgia real estate license or progress toward obtaining one

  • Move-in readiness

  • Delinquency and collections

  • Resident experience

  • Property condition and operational readiness

  • Accuracy and completion of property records and reporting

Additional leasing incentives will be available for meeting or exceeding defined lease-up KPIs.

The objective is not simply to fill units. It is to successfully launch and stabilize a high-performing property, demonstrate your ability to manage it independently, and build the foundation for a larger portfolio under your management.
