Real Estate Asset Management & Valuations Analyst

The Analyst will support the Asset Management team by performing real estate valuations, financial modelling, and portfolio performance monitoring. They will also contribute to investor reporting and drive process improvements for data platforms.
About the Role
An exciting opportunity to join a leading private equity real estate platform as an Analyst within the Asset Management team. This role offers exposure to real estate valuations, financial modelling, portfolio analytics, asset performance monitoring, and investor reporting across a regional real estate portfolio.
Key Responsibilities
1. Real Estate Valuation & Financial Modelling
- Review, maintain, and enhance property-level valuation and projection models across the portfolio.
- Partner with Deal Teams to validate investment assumptions and ensure accuracy of model inputs.
- Assess market-based assumptions using both internal resources and external market data.
- Prepare and review quarterly valuation support schedules and documentation.
- Validate model functionality, assumptions, and outputs to ensure accurate valuation and return projections.
- Analyse deal economics, including promote structures and waterfall distributions between investment entities and operating partners.
- Evaluate valuation outcomes and projected returns, ensuring reasonableness and consistency.
- Present valuation updates and key assumptions to Deal Teams and obtain formal sign-off.
- Conduct quarterly portfolio-wide reviews to ensure consistency in valuation methodologies and assumptions.
- Support external audit processes, including preparing valuation support materials and responding to auditor enquiries.
2. Fund & Portfolio Modelling
- Consolidate deal-level projections to generate portfolio and fund-level performance forecasts.
- Incorporate fund-level expenses, capital activities, and operating assumptions into financial models.
- Model fund waterfalls, including preferred returns, GP catch-up provisions, and incentive fee structures.
- Prepare gross and net return analyses for senior management review and investor reporting purposes.
3. Asset Management & Performance Monitoring
- Review monthly property operating reports and analyse performance against budget and business plans.
- Monitor portfolio performance and track business plan execution across individual assets.
- Analyse leasing activity, tenant performance, occupancy trends, and lease rollover risks.
- Review capital expenditure requests and monitor project progress against approved budgets.
- Evaluate capital spending, remaining costs, project milestones, and anticipated completion timelines.
- Support detailed reviews of annual budgets and business plans across the portfolio.
4. Data Analytics & Portfolio Insights
- Maintain comprehensive and accurate property-level datasets, including operational, leasing, capital expenditure, tenant, and debt-related information.
- Perform regular and ad hoc portfolio analyses by region, property type, and other investment themes.
- Identify trends, patterns, and performance drivers to generate actionable insights.
- Benchmark portfolio performance against relevant market data and industry indicators.
5. Technology & Process Improvement
- Support and enhance the firm's internal data warehouse and reporting platforms.
- Drive process improvements and automation initiatives to improve efficiency and scalability.
- Evaluate new technologies and analytical tools that can enhance the effectiveness of the Asset Management team.
6. Investor & Performance Reporting
- Prepare recurring performance reports, investor questionnaires, and consultant requests.
- Support the development of marketing materials through the provision of performance and track record data.
- Assist with quarterly investor reporting packages and annual advisory board presentations.
- Work closely with Deal Teams, Portfolio Managers, and Investor Relations on ad hoc analyses and strategic initiatives.
Requirements
- Bachelor's degree in Finance, Accounting, Real Estate, Economics, or a related field.
- 1-2 years of relevant experience, ideally within a Big Four accounting firm, valuation advisory, private equity, real estate, or asset management environment.
- Prior exposure to the real estate sector is preferred.
- Strong financial modelling, analytical, and problem-solving skills.
- Excellent communication skills with the ability to work across multiple stakeholders.
- Highly organised, detail-oriented, and able to manage multiple priorities in a fast-paced environment.
