Real Estate & Facilities Manager

Job Summary: The Real Estate & Facilities Manager works under the direction of the Associate Director of Real Estate & Facilities. The Real Estate & Facilities Manager is responsible for overseeing the company’s real estate assets and facilities to ensure locations are safe, functional, cost-effective, and aligned with business needs. This role manages property-related projects, leases, facility maintenance and improvements, vendor relationships, budgeting, and coordination of office, warehouse, and operational space needs. The position partners with internal departments and outside contractors to resolve facility issues, complete projects, maintain company properties, and support future growth.

Job Duties and Responsibilities:

Assist in overseeing warehouse site selection, based on being efficient and cost effective for the company.
Assist in negotiating building contracts and leases, lease extensions and lease amendments. .
Build and maintain relationships with contractors, external stakeholders, including property owners, brokers, government officials, etc.
Co-lead/assist with projects with the VP of RE & Fleet and the Assc. Director of RE & Facilities
Ensure compliance with local, state, and federal laws and regulations.
Assist in creating and managing budgets for facility improvement projects aligning with the organization's overall goals and objectives.
Travel to sites where we are interested in purchasing, leasing, building, etc. This could include traveling for 1 to 2 days at a time.
Assist in overseeing maintenance, repairs, new construction projects and costs associated with these items.
Assist in overseeing warehouse projects such as updating lighting, installation of sprinklers, heaters, electrical, etc. and the costs associated with these items.
Support a team of real estate and facility professionals, including facility managers and other related personnel.
Oversee the Facilities Manager, Regional Facility Managers, Maintenance technician and Janitor
Assist in working with banks on loans and items needed like appraisals, surveys, and phase I and II.
Responsible for managing and resolving conflict in the work environment by using the company values as a guide.
Perform other duties as appropriate and assigned.
