Discussion

Description

We are seeking an experienced Reconstruction Estimator to provide estimating, project development, and operational leadership across residential, commercial, large-loss, and TPA assignments.

The primary focus of this position will be supporting the Dallas Mitigation team and helping develop qualified mitigation opportunities through reconstruction. The Project Director will also provide estimating and project support to other locations when requested, particularly on complex, high-value, or strategically important assignments.

This is a hands-on leadership role responsible for assessing opportunities, developing accurate scopes and estimates, establishing project strategy, coordinating project setup, and ensuring projects are positioned for successful execution while protecting company margins.

Reporting Structure

  • Direct Report: Chief Operating Officer (COO)
  • Dotted-Line Reporting: Dallas General Manager
  • Primary Location: Dallas, TX
  • Travel: Required based on business needs, including site visits, estimating assignments, project startup, and operational support in other markets.

Core Responsibilities

1. Estimating and Project Development

The Project Director will provide estimating support across:

  • Residential projects
  • Commercial projects
  • Large-loss projects
  • TPA assignments
  • Mitigation-to-reconstruction opportunities
  • Complex or high-value projects requiring additional estimating expertise

Responsibilities include:

  • Conduct site visits and assess project conditions and scope.
  • Develop accurate scopes of work, ROMs, budgets, and estimates.
  • Work within applicable TPA requirements and program expectations.
  • Identify project risks, exclusions, scope gaps, and potential change-order opportunities.
  • Coordinate with mitigation, reconstruction, PM, and field teams to ensure estimates reflect the intended execution plan.
  • Identify appropriate resources, subcontractors, materials, and project approach.
  • Provide estimating support to local teams when a project exceeds their experience or capacity.
  • Ensure estimates are completed timely enough to support sales conversion and project execution.

2. Mitigation-to-Reconstruction Development

A key responsibility will be helping Dallas maximize the conversion of qualified mitigation projects into reconstruction opportunities.

The Project Director will:

  • Review mitigation opportunities for reconstruction potential.
  • Assist with developing reconstruction scopes and estimates.
  • Establish the initial project strategy and execution plan.
  • Coordinate with the appropriate PM and field resources.
  • Ensure the project is properly set up before execution.
  • Support the transition from mitigation to reconstruction.
  • Remain involved in complex projects where additional oversight is required.
  • Partner with Business Development and Operations to ensure opportunities are pursued and converted effectively.

3. Project Management and Execution

Depending on project complexity and business needs, the Project Director may directly manage select projects from estimating through completion.

This may include:

  • Establishing project teams.
  • Developing project schedules and budgets.
  • Coordinating subcontractors and vendors.
  • Managing client and stakeholder expectations.
  • Monitoring project financial performance.
  • Tracking scope, schedule, production, and profitability.
  • Identifying and escalating operational or financial risks.
  • Supporting PMs on complex projects.
  • Providing leadership during project startup and execution.
  • Traveling to project locations when requested to establish the team and ensure the project is positioned for successful execution.

The intent is not for this position to replace the local PM or GM structure, but to provide additional expertise, leadership, and execution support when the project or market requires it.

4. Salesforce and Procore

The Project Director will have clear accountability for utilizing and maintaining accurate information within Salesforce and Procore.

Salesforce

  • Maintain accurate opportunity and project information.
  • Track estimating activity and project opportunities.
  • Ensure opportunities are properly documented and updated.
  • Support the transition from sales opportunity to operational project.
  • Maintain visibility into the project pipeline and status.
  • Ensure opportunities and assigned projects are appropriately documented for leadership reporting.

Procore

  • Establish projects and maintain accurate project documentation.
  • Support budgets, schedules, scopes, and project records.
  • Ensure project teams utilize Procore consistently.
  • Monitor project progress and documentation.
  • Maintain visibility into project performance and key milestones.
  • Help establish consistent Procore processes across locations.

5. Multi-Location Support

While Dallas will be the primary market, the Project Director will support other locations when requested.

Travel may include:

  • Residential estimating assignments.
  • Commercial and large-loss estimates.
  • TPA assignments.
  • Site assessments.
  • Project startup and team mobilization.
  • Reconstruction project support.
  • Large or complex project oversight.
  • Supporting local PM and estimating teams.
  • Establishing the appropriate team and execution strategy for projects.

The expectation is that the Project Director can step into a market, quickly understand the project, develop the appropriate scope and estimate, establish the execution plan, and help the local team move the project forward.

6. Clear Swim Lane

The Project Director's primary swim lane is:

Opportunity ? Site Assessment ? Scope & Estimate ? Project Strategy ? Team Setup ? Mitigation-to-Reconstruction Transition ? Execution Support

The Project Director will own the estimating and project-development process for assigned projects and provide leadership through execution when the project requires it.
