Roundhouse is hiring a Regional Property Manager to lead a portfolio of affordable multifamily communities, including LIHTC, HOME, and project-based Section 8 properties. The role includes a zero-cost employee medical plan, a 401(k) match, and an employee housing discount.

Multiple communities. One standard, and it’s yours to set.
You run a portfolio where great operations and airtight compliance go hand in hand. You know the regulatory agreements as well as the P&L, you turn complex program requirements into clear direction your teams can follow, and you never lose sight of the residents these communities serve. If that sounds like you, we want to meet you.

  • Partner on hiring for key site positions and promote ongoing team member development
  • Keep standardized practices and procedures in place across the portfolio

  • Ensure teams consistently execute eligibility reviews, income certifications and recertifications, rent restrictions, documentation, reporting, and record retention
  • Lead audit readiness, compliance reviews, and regulatory inspections, resolve findings, and put corrective action plans in place
  • Stay current on program changes and translate requirements into clear guidance and training for site teams

Your numbers

  • Prepare annual operating budgets and manage income and expenses to grow net operating income while staying compliant
  • Review monthly financial statements and oversee reporting to ownership and leadership
  • Review payables, payroll, contracts, market surveys, and monthly marketing plans

Your strategy and portfolio

  • Build an annual business plan for each site covering marketing, staffing, rent levels, occupancy, and compliance priorities
  • Oversee capital improvements and renovations, and build 5- to 10-year capital plans
  • Lead due diligence on acquisitions, including market assessments, inspections, lease audits, and review of regulatory agreements, restrictions, and compliance risk
  • Oversee dispositions through due diligence and closing, including affordable housing documentation
  • Stay sharp on local markets, competitors, and trends
  • Support special projects for the Senior Vice President, from operations manuals to new policies and team member initiatives

Your standard

  • Resolve resident concerns that escalate beyond the site level, consistently and in line with program requirements
  • Inspect curb appeal and property condition on every site visit
  • Uphold Fair Housing compliance and strict confidentiality, including sensitive resident income and eligibility information

What you bring

  • 3+ years of property management experience, including multi-site leadership at the Regional Manager level or comparable affordable housing leadership
  • Demonstrated experience overseeing affordable housing compliance, including income and rent restrictions, certifications, audits, and corrective action plans
  • Strong working knowledge of LIHTC requirements and federal, state, and local affordable housing regulations
  • The ability to interpret regulatory guidance, spot compliance risk, and turn requirements into clear processes and training
  • Strong accounting knowledge and prior financial analysis experience
  • Strong supervisory skills, with the ability to set clear expectations and hold teams accountable
  • A strategic mindset, strong problem-solving, and clear communication
  • A self-starter who stays organized across multiple priorities
