Gaines Investment Trust is seeking an experienced Regional Property Manager to oversee a portfolio of 3–4 multifamily communities in the Dallas market.
We're looking for an accomplished multifamily leader who knows how to develop strong teams, drive financial and operational performance, maintain high standards, and hold people accountable while creating a positive culture.
You'll have direct responsibility for the success of your portfolio and the people who operate it, partnering with Community Managers and corporate leadership to strengthen occupancy, control expenses, improve property performance, and deliver an exceptional resident experience.

What You Will Do
- Provide leadership and operational oversight for 3–4 multifamily communities
- Lead, coach, and develop Community Managers and onsite teams while establishing clear expectations and accountability
- Monitor occupancy, leasing, renewals, retention, delinquency, and other key performance indicators
- Analyze financial statements, budgets, expenses, and variances to identify opportunities and improve performance
- Develop strategies to increase revenue, control expenses, and maximize long-term asset performance
- Conduct regular property visits to ensure communities meet company standards for operations, maintenance, curb appeal, and resident experience
- Evaluate market conditions, competitive properties, rental rates, and occupancy trends and adjust leasing strategies accordingly
- Partner with Community Managers on staffing, training, performance management, and employee development
- Address resident escalations and complex operational issues with urgency and sound judgment
- Ensure compliance with Fair Housing requirements, company policies, and applicable laws and regulations
- Identify challenges early, take ownership, and implement solutions
What You Will Bring
- Minimum of 2 years of successful Regional Property Manager experience and 3 years of multifamily property management experience
- Demonstrated success overseeing multiple multifamily communities
- Proven ability to lead, develop, and hold property teams accountable
- Strong understanding of financial statements, budgeting, expense management, and property-level financial performance
- Experience driving occupancy, revenue growth, resident retention, and operational results
- Strong analytical, problem-solving, communication, and conflict-resolution skills
- Ability to balance strategic oversight with a willingness to be hands-on when needed
- Strong organizational skills and the ability to manage multiple communities and priorities
- Proficiency with Yardi or similar property management software
- Professional presence and commitment to exceptional customer service
- Valid driver's license, reliable transportation, and ability to travel regularly between assigned Dallas-area communities
- Flexibility to respond to property emergencies when necessary
