What Success Looks Like (Qualifications)


  • Multi-Site Leadership History: Minimum of 5–7 years of multifamily property management experience, including at least 3 years in a multi-site leadership role.
  • Elite Financial Acumen: Exceptional capability to dissect complex asset spreadsheets, manage regional KPIs, regulate expenditures, and protect owner capital.
  • Advanced Software Literacy: Advanced proficiency in Microsoft Office, OneSite, RealPage, LRO, Business Intelligence, Performance Analytics, Knock, and LMS tracking.
  • Dynamic Personnel Developer: Proven track record of recruiting, onboarding, mentoring, and retaining high-performance Property Managers and on-site staff.
  • Communication & Presentation Excellence: Outstanding verbal, written, and presentation skills to confidently pitch operational strategies to upper management and ownership.
  • Strategic Market Mastery: Deep understanding of digital multi-family marketing trends, brand consistency workflows, and submarket position mapping.
  • Foundational Higher Education: Bachelor’s degree in Business, Real Estate, or a related field required (CAM or CAPS professional designations are highly preferred).
  • Mobility & Regional Flexibility: Ability to travel within the assigned region up to 50% of the time, including occasional overnight corporate conferences.
  • Logical Critical Thinker: Natural problem-solving talent to apply reasoning to portfolio-wide challenges, compile analytical data, and execute swift adjustments.

What the Job Looks Like (What You'll Do)


  • Command Regional Operations: Oversee the daily business performance of 4–10 multifamily communities, enforcing brand consistency and brand standards.
  • Analyze Financial Variance: Review monthly financial statements, identify performance gaps, and recommend immediate corrective actions to optimize net operating income.
  • Inspect Portfolio Conditions: Conduct regular physical site inspections to evaluate curb appeal, maintenance quality, and on-site leasing operational readiness.
  • Mentor Property Managers: Hold regular one-on-one strategy meetings and provide ongoing professional coaching to on-site property leaders.
  • Approve Regional Spending: Review, audit, and approve high-level property invoices to ensure strict adherence to established annual budget frameworks.
  • Oversee Capital Planning: Partner with Regional Service Directors to design, approve, and track capital improvement projects and preventative maintenance programs.
  • Govern Regional Marketing: Support the implementation of high-performance advertising and localized outreach strategies to maximize submarket leasing velocity.
  • Resolve Escales Concerns: Intervene and promptly defuse complex resident, vendor, or owner disputes in a polished, highly professional corporate manner.
  • Mitigate Portfolio Liability: Confirm all assigned locations adhere to emergency preparedness safety protocols, reporting physical liability or worker's comp claims instantly.
  • Unify Corporate Reporting: Maintain accurate property documentation and submit detailed weekly, monthly, and quarterly portfolio packages to executive leadership.
