REGIONAL PROPERTY MANAGER - ORLANDO METRO AREA
Reports To: Regional Vice President
Employment Type: Full-Time | Exempt
Schedule: Minimum 40 hours per week (weekend and emergency availability required)

As a Regional Property Manager at Klein, you’ll be the driving force behind our Florida community's success. You'll lead an expert team and make strategic decisions that have a direct impact on resident satisfaction, property performance, and your career advancement.
KEY RESPONSIBILITIES:
Responsibilities:
Responsible for maintaining the integrity of the physical asset and maximizing the returns from the asset in accordance with the owner’s objectives
Responsible for hiring, training, supervising, developing and terminating of all personnel assigned, including Property Managers and other site staff
Supervises all onsite personnel and personnel assigned on special projects
Insures staff compliance with company policies and procedures, and insures efficient performance of their duties on a timely basis
Identify areas for process improvements and recommend proactive changes to system, policies, procedures and training as needed to align with owner’s objectives
Assists with special projects, administrative tasks and other related work, and performs all other duties as directed
Maintaining the Facility
Supervises the Property Manager and provides oversight for the leasing, administrative and maintenance staff
Delegates and oversees scheduling capital improvements and special projects
Completes regular site inspections and follow-up of maintenance work
Negotiates, selects, supervises and reviews all contractual services
Regularly inspects grounds, hallways, breezeways, and all common areas
Approves expenditures that meet the guidelines of the annual operating budget
Makes recommendations for physical repairs, replacements or improvements
Marketing and Leasing
Designs and oversees the execution of marketing and leasing programs
Supervises and directs Property Manager and on site leasing personnel
Oversees and directs ongoing training of leasing personnel
Responsible for ensuring closing ratios and occupancy levels are maintained as identified in company objectives
Creates, maintains and updates all print and web marketing tools
Negotiates and oversees all advertisement programs in coordinate with corporate office
Completes regular market comparisons and sub-market analysis. Must be able to drive up to 30 minutes each way.
Completes, reviews and submits all weekly and monthly reports
Financial Reporting and Control
Prepares annual operating and capital budget
Reviews monthly P&L Statements and other reports as assigned
Prepares monthly and quarterly financial accounting, reporting, and explanation of variances
Oversees rent collection policies and implementation of collection programs
Reports and controls payroll information to accounting on a timely basis
Makes recommendations for more efficient use of allocated funds
Administration
Preparation and implementation of annual management plan
Regularly audits property files and records
Handles employee selection, training and control, and assures that all supervised employees comply with the appropriate policies and procedures
Establishes programs for employee development and recognition
Interfaces with outside professionals regarding legal, accounting, insurance, tax and other matters, as appropriate
Completes all duties in a professional and timely manner
Handles any emergencies that may arise on-site
Regularly audits open accounts and ensure that appropriate updates to eSite, and other databases occur regularly
Communicates all problems and makes recommendations to the Vice President, Operations
QUALIFICATIONS:
Experience/Other:
Minimum five years multi-site experience as a Regional Property Manager or higher level position
Must have a valid FL driver’s license
Educational:
High School diploma or equivalent, required
Bachelor’s Degree in Management, Marketing or related business field or greater, required
Professional accreditation, ARM, RAM, CPM, preferred
Familiar with federal, state and local Fair Housing Laws
