Position Summary:
The Renewal Specialist I is responsible for the resident renewal process. This role actively participates in the renewal lease offer generation, distribution and follow-up while ensuring accurate completion of the legally binding documentation signed at each site in their portfolio.
Essential Job Functions:
- Maintains an assigned portfolio of communities, overseeing full renewal lifecycle from offer generation through accurate lease execution or notice to vacate decision.
- Adheres to legal notice deadline requirements, mint service reply standards of 24–48-hour response timelines and completes multi-touchpoint follow up process to ensure that residents are making decisions in a deadline driven manner.
- Ensures data consistency, retention and integrity is adequate in all software sources. When needed, escalates data or property performance risks in a solution-oriented manner.
- Participates in the analysis, testing and deployment of system changes including upgrades and new product piloting.
- Has a clear understanding of the broader Renewal Specialist portfolio and provides property coverage assistance of other team members as needed.
- Represent the company in a professional and courteous manner while showing commitment to the service needs of the internal and external customer.
- Other duties as assigned.
Minimum Qualifications/Skills:
- 1-2 years of property management in office experience
- Understanding of asset performance
- Proficiency in Microsoft Products
- Strong analysis and reporting skills
- Strong verbal and written communication skills
- Ability to thrive in a fast-paced environment
- Ability to problem solve independently
Work Schedule: Monday-Friday (work schedule may vary). Some overtime may be required and ability to work extended hours as needed to meet business needs.

This position requires close visual acuity to perform an activity such as preparing and analyzing data and figures, viewing a computer terminal, and extensive reading. The ability and means to travel locally, overnight, in specific regions or states via automobile and airplane may be required.
