Resident Architect
Responsibilities
- Familiarize with the drawings, documents and contract specifications
- Familiarize with the contract form
- Familiarize and use the Microsoft software for documentation and communication
- Familiarize and use the CDE platform (i.e. Autodesk Construction Cloud) to understand the comments, approvals and requirements in carrying out the necessary inspections on site
- Collaborate with the Contractor to digitalize the inspection processes
- Be the administrative lead and point-of-contact of the entire site team, including RE sand RTOs for C&S and M&E, such that they can carry out their respective roles and responsibilities efficiently and effectively
- Maintain accurate and timely work site progress records, including signing off mandatory quality records
- Monitor and report on the progress of works as per the Contractor’s approved programme
- Check and verify reports, variations and progress claims submitted by the Contractor
- Check and verify the completion of all variations as instructed or approved by the Architect/Superintending Officer
- Attend meetings, when necessary, to discuss issues arising on site
- Issue and maintain records of site memos to the Contractor
- Attend to the Contractor’s queries and claims, in consultation with the Architect/Superintending Officer, where needed
- Maintain daily records of all works done, including records of tests, inspections, status of works, safety, site diary, materials and equipment on site, labour, dayworks, provisional quantities, etc
- Maintain weekly photographic record, including matters arising and resolution
- Carry out inspection of the works to ensure compliance to approved design, drawings and authorities’ requirements and regulations, and report any deviations to the Architect/Superintending Officer
- Carry out inspection of the works to ensure all works meet the established level of quality in approved trade demo, mockup and prototypes, and report any deviations to the Architect/Superintending Officer
- Carry out inspection of the works to ensure setting-out of all exposed fixtures and routing at Front of House complies with the design intent, and report any deviations to the Architect/Superintending Officer
- Carry out inspection of the works, including any off-site manufacturing as instructed by the Architect/Superintending Officer, to ensure that the works are constructed to required design, setting-out, quality, accuracy and consistency, and report any deviations to the Architect/Superintending Officer
- Report on any lapse in safety, security and general housekeeping
- Monitor progress of the works on site and at any off-site manufacturing facilities and report delays immediately
- Provide standing supervision as and when directed by the Architect/Superintending Officer
- Check that the Contractor executes preliminaries items
- Inspect and assist the Employer to take over completed works, where needed
- Assist the Architect/Superintending Officer in the review of the Contractor’s as-built drawings, documents, warranties and maintenance manuals as provided for in the contracts
- Assist the Architect/Superintending Officer in post-completion administration of contractual claims and finalization of the Contractors’ accounts
- Undertake any other duties related to the project as and when instructed by the Architect/Superintending Officer
- If contract is extended to cover Defects Liability Period (DLP), to submit a Monthly DLP Report updating the status of rectification of known defects, the discovery/notification of any new defects, and recording all new directions/instructions to the Contractor

Requirements
- Degree in design or construction related field from University
- Minimum 10 years relevant local building construction experience as Resident Architect
- Involved in 2 projects of minimum $100m
- Excellent communication and problem-solving skills
- Expected to know the prevailing Building Control Act, Building Control Regulations, etc, and be conversant with all the requirements concerning supervision, quality control, reports and other documentation.
