Residential Project Manager
Summary
Oversee residential renovation and unit‑turn projects in Atlanta, coordinating subcontractors, schedules, inspections, and documenting progress with photos and notes while keeping work on time and within scope.
We are hiring a Project Manager in Atlanta, GA to oversee residential renovation and unit turn projects.
This role is for someone who knows how to run work in the field, manage vendors, control schedules, and keep projects moving without excuses.
This is not an entry-level role.
Responsibilities:
- Manage multiple renovation and unit turn projects at once
- Coordinate and schedule subcontractors and turn crews
- Walk units, review scopes, and verify work is done correctly
- Keep projects on schedule and within scope
- Catch issues early and propose solutions (not just report problems)
- Communicate clearly with ownership and internal team
- Upload photos, notes, and updates consistently
- Handle punch lists and final walkthroughs
What we’re looking for:
- Strong experience managing residential renovations or apartment turns
- Comfortable managing multiple jobs at the same time
- Understands sequencing (paint, flooring, trades, inspections, etc.)
- Can read scopes and identify missing or unnecessary items
- Knows how to push crews without burning relationships
- Organized, responsive, and accountable
- Not afraid to make decisions in the field
Construction or trade background is a big plus.
Requirements:
- Based in or near Atlanta
- Reliable transportation
- Phone, laptop, basic tech skills
- Able to take and upload clear job photos
- Experience working with subcontractors and crews
