Revenue Manager
Role Purpose
The Revenue & Commerce Manager is responsible for maximizing revenue, occupancy, ADR, RevPAR, and overall commercial performance across the hospitality portfolio. This role combines Revenue Management, E-Commerce, Distribution, OTA Management, Commercial Analytics, and Digital Sales, ensuring that every property is positioned and priced correctly across direct and third-party channels.
Key Responsibilities:
- Develop and execute revenue strategies for all hospitality properties.
- Manage daily pricing, availability, restrictions, minimum stays, and inventory.
- Monitor occupancy, ADR, RevPAR, booking pace, pickup, lead time, cancellations, and length of stay.
- Prepare short-, medium-, and long-term revenue forecasts.
- Develop annual revenue budgets in coordination with Hospitality and Finance.
- Conduct competitor and market analysis, including rate-shopping and demand trends.
- Manage OTA performance across platforms such as Booking.com, Expedia, Airbnb and other relevant channels.
- Optimize property listings, content, photography, descriptions, room/suite categories and promotions across digital channels.
- Manage channel mix and reduce unnecessary reliance on high-commission channels.
- Develop strategies to increase direct bookings and improve cost of acquisition.
- Maintain rate parity and accurate inventory across all distribution channels.
- Manage and optimize PMS, channel manager, booking engine and revenue-management systems from a commercial perspective.
- Create promotional strategies for low-demand periods and maximize pricing during compression/high-demand dates.
- Work closely with Sales & Marketing on campaigns, packages and target segments.
- Analyze corporate, leisure, OTA, direct and other business segments.
- Produce weekly and monthly commercial performance reports.
- Identify underperforming properties, channels and room/suite categories and develop corrective actions.
- Support the commercial evaluation and onboarding of new hospitality properties.
- Monitor guest booking behavior and use data to improve conversion and revenue.
- Ensure commercial strategies are aligned with each property’s positioning and guest experience.
Requirements
- Bachelor’s degree in Hospitality Management, Business, Marketing, Finance, Tourism, or a related field.
- Minimum 5 years of hospitality experience.
- Strong background in hotel revenue management and/or commercial management.
- Hands-on experience with PMS, Channel Managers, Booking Engines and OTA extranets.
- Experience managing platforms such as Booking.com, Expedia and Airbnb.
- Strong understanding of hotel distribution and rate structures.
- Advanced Excel/Google Sheets and commercial reporting capabilities.
- Strong analytical and forecasting skills.
- Ability to interpret P&L and property-level financial performance.
- Understanding of digital marketing, conversion and customer acquisition costs.
- Experience with revenue-management systems is highly preferred.
