DEPARTMENT: MARKETING
POSITION TITLE: SALES ADVISOR
RESPONSIBLE TO: CHIEF MARKETING & INFORMATION OFFICER
EXPOSURE LEVEL: CATEGORY III
EXEMPTION STATUS: NON-EXEMPT
SUMMARY: Under limited supervision of CMIO, the Sales Advisor plans, implements, and manages the integrated marketing and sales programs, activities, and initiatives for managed and developing housing properties of St. John's Untied. Takes ownership of and manages/facilitates all strategic, operational, fiscal, and administrative aspects of the community’s Marketing and Sales for Management and oversees and coordinates the utilization of team assistance.
ESSENTIAL FUNCTIONS: Marketing
• Greets all visitors pleasantly and professionally while presenting an open, positive image for St. John's United.
• Develops and implements an integrated range of marketing concepts and methodologies; plans and develops marketing and sales strategies consistent with the overall goals and objectives of the business for IL, AL, and Memory as well as presales of new ventures.
• Coordinates and facilitates client referral and intake, conducts, as needed, a pre-admission review of clients and obtains, as appropriate, written orders from physicians.
• Appropriately identifies needs of community seniors. Coordinates education and program services to meet identified needs.
• Works closely with the SJU Communities’ Marketing and Sales team, sharing resources, and keeps procedures and practices similar in function while providing occasional back up support.
• Identifies and creates venues for public marketing involvement including other organizations, service clubs, trade shows, etc.
• Provides market research and analysis; prepares research-based reports and sales forecasts for Administrator and senior management.
• Works closely with Administrator in developing and managing annual sales and operating budgets, and regularly monitors performance to budget parameters.
• Assumes responsibility of all publicity, advertising, direct mail, catalogs, exhibits, awards, author communications, and website management.
• Participates in development, implementation and maintenance of policies, objectives, short – and – long range planning; develops and implements projects and programs to assist in accomplishment of established goals.
• Performs miscellaneous job-related duties as assigned.
• Works with supervisor to re-assess and develop goals that include but are not limited to the scope of this position description.

• Identifies, reports, and/or corrects obvious safety hazards.
• Attends mandatory safety in-services.

ESSENTIAL JOB FUNCTION: Employee Responsibilities
• Follows policy and procedures on annual TB testing.
• Follows policy and procedures on annual influenza vaccinations.
• Attends all mandatory in-services
KNOWLEDGE, SKILLS/ABILITIES, WORK EXPERIENCE
Knowledge: Knowledge and skills acquired through completion of post secondary education. Knowledge of Windows Operating Systems, Microsoft Word and Microsoft Excel, leads management software, and/or any sales or customer service in any field preferred. Willing to provide specific training.
Skills/Abilities:
1. Ability to self-motivate, develop, implement, and achieve comprehensive marketing goals, strategies, and plans.
2. Strong interpersonal and communication skills and the ability to work effectively with a wide range of constituencies in a diverse community.
3. Proven Skills in organizing resources, analyzing and solving problems establishing priorities, and making evaluative judgments.
4. Knowledge of and experience with market research and sales forecasting principles and methodologies.
5. Ability to compile and analyze statistical data, draw inferences, and prepare strategic and operational reports and recommendations.
6. Advance direct sales skills from lead generation to closing.
7. Ability to develop and maintain recordkeeping systems and procedures.
8. Be familiar with and know how to use the various methods of closing to achieve the desired result.
9. Be familiar with the common buyer objections raised by prospects and know how to overcome them.
10. Be able to skillfully interview prospects or their representatives to ascertain how community will meet their needs.
11. Call on prospects in their homes.
12. make evening or weekend appointment if necessary to close a sale
13. Make group presentations.
Education/Work Experience: Bachelor’s Degree or equivalent in related field preferred. Experience in a similar residential setting and/or sales experience desired.
COMPLEXITY/DIFFICULTY
This position requires the ability to function independently with full ownership of census outcomes and in performing assigned duties. The incumbent needs to be able to respond to management and staff level employees’ needs in a timely and professional manner. Facilitate all aspects of Levels of Care. Incumbent performs job tasks following established procedures and reports problems or concerns to supervisor.
WORKING CONDITIONS
Normal office setting. No hazardous material exposure.
PHYSICAL DEMANDS:
Requires minimal lifting functions. Requires moderate bending, standing and reaching activities.
