What we offer

Reporting to the Vice President, Procurement, the Senior Category Manager will help move Mattamy's homebuilding procurement function into its next chapter. We are looking for a commercially minded project leader to evolve our Procurement function. This individual will bring their engineering, construction, project management, estimating and/or supply chain experiences to a team that sits at the centre of cost, design, trade partnerships and execution. You may own a portfolio of commodities and trade categories, but the broader opportunity is to work across the Mattamy ecosystem, including Stelumar Advanced Manufacturing Inc. (SAMI), Product Development, Construction, Architecture, Sales and Marketing, to help shape how we source, cost, contract and deliver homes through more integrated, data-driven and scalable ways of working.

What you’ll do

  • Manage a portfolio of commodities, trade categories and supplier relationships across GTA Homebuilding communities, ensuring timely awards, reliable execution and alignment to project schedules and budgets.
  • Lead sourcing, tendering, negotiation and award processes using cost analytics, market intelligence and a strong understanding of scopes of work, materials, labour, logistics and key cost drivers.
  • Partner with Product Development, Construction, Architecture, SAMI and other teams to evaluate new products, building methods, specifications and design choices through a 'design with the cash register' lens.
  • Build and use cost models to support better business decisions, including scenario analysis, trade-offs, value engineering opportunities and recommendations that balance customer value, constructability, affordability and sustainability.
  • Prepare and present recommendations, business cases, cost models and trade-off analysis to senior leadership to support procurement decisions, supplier strategies and future-focused homebuilding initiatives.
  • Drive strategic value creation through cost optimization, supplier partnerships, quality and compliance, supply reliability, site efficiency and continuous improvement across the homebuilding lifecycle.
  • Support cross-functional initiatives connected to Mattamy's future of homebuilding, including new procurement practices, advanced manufacturing, prefabrication, modular components and operational process improvements.
  • Develop strong, transparent relationships with trades and suppliers to improve service, innovation, schedule reliability, workmanship and shared accountability.

What you bring

  • Post-secondary education in Engineering, Project Management, Business, Supply Chain, or a related discipline.

· Must have a minimum of 7 years of progressive experience in Procurement – Supply Chain, Engineering or Project Management in manufacturing, infrastructure, residential or high-rise construction or complex project environments.

  • Strong project management capability, with the ability to manage multiple priorities, stakeholders, timelines, budgets and risks in a fast-paced environment.
  • Financial acumen, including the ability to work with cost breakdowns, budgets, bids, market trends, scenario analysis, cost modelling and data-driven recommendations.
  • Strong technical capability in Excel and PowerPoint, with the ability to build, interpret and present analysis in a clear and practical way.
  • Analytical, process-minded and improvement-oriented, with curiosity about new materials, construction methods, supplier models and technologies that can improve value and execution.

Bonus points

  • Experience with JDE, SmartSheet, ERP/MRP systems or similar project/procurement systems.
  • PMP, Lean Six Sigma, SCMP or other procurement/supply chain designation

Compensation

Salary + Bonus

The expected base salary range for this position is $120,000 – 150,000. Actual pay may vary depending on your job-related knowledge, competencies, and skills. We recognize that exceptional situations may fall outside this range, and we encourage all interested candidates to apply.

You are also eligible to participate in Mattamy’s annual bonus program which gives you the opportunity to increase your total compensation if business and individual goals are achieved.
