Senior Construction Manager

K Group is seeking an experienced Senior Construction Manager to relocate to St. Vincent and lead a diverse portfolio of construction and development projects.

Position Overview

The Senior Construction Manager will oversee residential, commercial, civil, infrastructure, electrical, mechanical, renovation and property-development projects across K Group and its associated companies.

The role covers the full project lifecycle, including planning, budgeting, procurement, construction, commissioning, handover and close-out. The successful candidate must be able to manage several projects simultaneously while maintaining high standards of safety, quality, productivity and cost control.

The position will coordinate with K Group executives, project managers, engineers, quantity surveyors, architects, supervisors, clients, consultants, subcontractors, suppliers and regulatory authorities.

Key ResponsibilitiesProject Leadership

• Oversee multiple projects across K Group and its associated companies.
• Lead projects from initial planning through completion and handover.
• Establish budgets, programmes, milestones, responsibilities and reporting requirements.
• Ensure projects are properly staffed, supplied, equipped and supervised.
• Conduct regular site visits, inspections and progress meetings.
• Coordinate labour, materials, equipment, subcontractors and specialist services.
• Identify delays, cost overruns and performance concerns at an early stage.
• Develop and implement practical project recovery plans.
• Provide executive management with accurate progress, cost and risk updates.

Planning and Project Controls

• Review drawings, specifications, contracts, bills of quantities and tender documents.
• Identify design conflicts, incomplete information and construction risks.
• Prepare project execution plans, construction programmes and methodologies.
• Establish labour, equipment, material and procurement requirements.
• Compare planned progress with actual site performance.
• Develop revised programmes where milestones are missed.
• Provide realistic and regularly updated completion forecasts.
• Document delays caused by weather, design changes, client instructions, supply issues or subcontractor performance.

Team Leadership

• Lead project managers, engineers, supervisors, foremen and construction workers.
• Establish clear reporting lines, responsibilities and accountability.
• Provide technical guidance and practical site support.
• Mentor and train junior managers, engineers and supervisors.
• Introduce effective systems for planning, reporting, quality and productivity.
• Evaluate staff performance and recommend training or corrective action.
• Promote collaboration and resource-sharing between projects.
• Help K Group develop strong local construction leaders.

Financial and Commercial Management

• Develop and monitor project budgets with the executive, finance, procurement and quantity-surveying teams.
• Monitor labor, materials, equipment, transportation, subcontractor and overhead costs.
• Identify possible cost overruns and recommend corrective action.
• Review quotations, purchase requests, claims, valuations and payment recommendations.
• Verify that invoiced materials and completed works have been received.
• Assist with contract and commercial negotiations.
• Ensure variations and additional works are approved, priced, documented and invoiced.
• Support progress claims, final accounts and project financial close-outs.
• Reduce waste, rework, idle labor and unnecessary equipment costs.

Procurement and Island Logistics

Construction in an island environment requires careful planning for imported materials, shipping schedules and long lead-time items. Responsibilities include:

• Developing procurement schedules aligned with construction programmes.
• Identifying imported and specialist items requiring early ordering.
• Coordinating with local, regional and international suppliers.
• Reviewing major materials and equipment before orders are placed.
• Assessing suppliers and subcontractors for quality, price, capacity and reliability.
• Monitoring inventory, storage, usage, transfers and wastage.
• Coordinating K Group’s machinery, vehicles, tools and equipment.
• Developing contingency plans for shipping and supply-chain delays.

Quality Management

• Establish consistent quality-control standards across all projects.
• Ensure compliance with drawings, specifications, contracts, applicable codes and recognized construction practices.
• Conduct technical inspections and quality audits.
• Monitor structural works, concrete, waterproofing, finishes, drainage, electrical and mechanical services.
• Ensure critical work is inspected before being covered.
• Identify defective or non-compliant work and require prompt correction.
• Maintain inspection records, test results, photographs and commissioning reports.
• Ensure defects and incomplete works are resolved before handover.

Health and Safety

• Promote a strong health and safety culture across all sites.
• Ensure compliance with applicable laws, project requirements and company policies.
• Enforce personal protective equipment and safe working procedures.
• Oversee site inductions, toolbox talks, risk assessments and incident reporting.
• Monitor lifting, excavation, scaffolding, electrical works, work at height and other high-risk activities.

Contracts and Stakeholder Relations

• Monitor K Group’s obligations under each construction contract.
• Ensure subcontractors comply with agreed scope, programme, quality, price and safety requirements.
• Document instructions, changes, delays, claims and variations.
• Maintain records necessary to protect K Group’s legal and commercial interests.
• Represent K Group when dealing with clients, consultants, suppliers, subcontractors and authorities.
• Provide clear progress updates and manage expectations regarding scope, cost and completion dates.
  

Reporting

The Senior Construction Manager will provide:

• Weekly and monthly project updates;
• Updated programmes and completion forecasts;
• Budget and cost-to-complete reports;
• Labor and productivity reports;
• Procurement and material-status reports;
• Variation, risk and issue registers;
• Quality and safety reports;
• Photographic progress records; and
• Project handover and close-out reports.

Reports must clearly identify completed work, upcoming activities, delays, risks, expenditure, decisions required and recommended solutions.

Qualifications and Experience

• Degree or recognized professional qualification in Construction Management, Civil Engineering, Architecture, Quantity Surveying or a related discipline.
• Extensive experience managing complex construction projects.
• Proven ability to manage several projects simultaneously.
• Strong knowledge of building, civil, structural, electrical and mechanical works.
• Experience in budgeting, procurement, scheduling, contracts and cost control.
• Experience in the Caribbean, island environments or international markets would be an advantage but is not essential.
• Proficiency in project-management, scheduling, reporting and spreadsheet software.
• Strong written and spoken English.
• Valid driver’s license and willingness to travel between project sites.
