Senior Director - Land Valuation
Qiddiya Investment Company is transforming the entertainment landscape in Saudi Arabia, and we are in search of a strategic and commercially driven professional to fill the role of Senior Director – Land Valuation within our Master Development Unit Financing team. This position is pivotal in shaping and maximising the commerciality of Qiddiya’s masterplan - establishing the valuation methodology and market intelligence that directly inform land sale strategy, district financial outcomes, and investment decisions as districts move through planning, design, and delivery.
As Senior Director – Land Valuation, you will lead the valuation function within Master Development Financing, establishing land valuation process, policies and benchmarks, which underpin district financial outcome and land sale strategy. You will manage relationships with external valuers, commissioning and reviewing valuation exercises to ensure quality and consistency. You will contribute to the entire Land Cost and Valuation workstream within MDU Financing and working with district teams closely to translate valuation intelligence into commercial recommendations.
Day to day you will be engaging with senior stakeholders across Master Development, district teams, Asset business units, and executive leadership. Outstanding commercial acumen, strategic leadership, and the ability to influence and drive outcomes at the executive level are essential, as is a strong track record in land or real estate valuation methodology at scale. A registered valuer designation (RICS), and prior experience valuing land within a large-scale master-planned or giga-project development, are strongly preferred.
Key Responsibilities
· Lead land valuation methodology and benchmarking across all districts, ensuring consistency and rigor in how land value is assessed and applied
· Contribute to shaping Qiddiya's land sale / leasing strategy by translating valuation insight and market benchmarking into commercial recommendations
· Support land transactions and deal execution by providing market valuation input to commercial assessments
· Manage relationships with external valuers, commissioning valuation exercises and reviewing outputs for quality, accuracy, and market alignment
· Present valuation findings and recommendations to senior leadership and executive stakeholders, supporting key planning and investment decisions
· Provide valuation input to Asset Business Units for plot- and asset-level commercial assessments
· Develop Qiddiya's valuation policy and processes, embedding valuation thinking into district planning from an early stage
· Work closely with district masterplanning teams and the broader business to drive district valuation exercise, align assumptions and achieve commercial objectives
· Work closely with wider MDU Financing team, support interaction between land cost and district feasibility workstreams
· Support balance sheet exercises, working with Finance and PIF as required.
· Understand and stay up to date on market conditions, comparable transactions, and valuation best practice to continually inform and refine Qiddiya's approach
Requirements
- Bachelor or Master's degree in valuation, real estate, economics, finance or a related field
- A minimum of 15-20 years of relevant experience in land or real estate valuation
- Registered valuer background strongly preferred
- Institutional real estate or land development experience
- Established expertise in land valuation methodology and market benchmarking
- Strong communication and stakeholder management skills, with demonstrated ability to engage and present to senior leadership and executive audiences
- Advanced Excel and financial modeling proficiency
- Exceptional critical thinking and strategic problem-solving abilities
- Strong leadership capabilities, with demonstrated success in building and developing high-performing teams
- Extensive Regional (GCC/Saudi) market experience preferred
