Sr. Land Analysts partner closely with the Vice President and Director of Land
Acquisition, sourcing, and preparing competitive market studies, financial reports, and feasibility books (“Green Books”) that inform corporate approval decisions. This Associate researchers deal with specific opportunities, build financial models, and support the Division’s acquisition strategy — helping bring to life Lennar’s commitment to building quality homes and creating value for the communities it serves.
Your Responsibilities on the Team
Prepare gross revenues, profit margins, sources and uses of funds, and related distribution projections, cash flow forecasts, break-even analysis, cost-basis and cost-of-field, Assumptions, the Strategic Report, and the Modeling provide
Own the end- to- end financial feasibility analysis for each of the Division’s acquisitions opportunities.
Prepare underwriting pro formas and related financial documentation for each asset acquired by Division.
Perform asset sales pricing analysis (e.g., residual value analysis) and formulate/analyze financial deal points for each of the Division’s disposition opportunities.
Recommend price/profit participation structures, price escalations/option payment schedules, interest rates, etc.
Implement and maintain a computerized financial proforma model for the community planning (versus formal accounting and reporting) purposes.
Serve as the primary point of contact between the Division and our Corporate Finance “customers” to ensure that the Division is adhering to all financial strategies and related procedures and is providing financial analysis data in a manner that ensures easy use.
Lead and mentor land analysts and providing guidance on market analysis and financial modeling database for use in project feasibility analysis.
Understand competitive market by visiting sites as required and collate and analyze competitive pricing, features, costs, etc.
Assist in the Greenfolder process by preparing vestacalcs and other charts, graphs, and reports as required.
Identify emerging market trends, evaluate land acquisition opportunities, and present data-driven investment recommendations to the VP of Land Acquisition to support strategic growth decisions.
Collaborate with VP of Land Acquisition on annual strategic land plans and capital allocation priorities.
Partnering with Entitlements, Forward Planning and homebuilding teams to test assumptions and optimize community portfolios. sales analysis, return-on-assets, and internal rate of return
Your Toolbox
Bachelor’s degree in Business, Economics, Real Estate, Finance, or a relateddiscipline required
Minimum 3 years of related real estate, land acquisition, or financial analysis
Advanced knowledge of real estate and residential land use, with local market knowledge highly beneficial
Highly proficient in Microsoft Excel, Word, and PowerPoint, with working knowledge of mapping applications
Detail-oriented with strong critical thinking, analytical, and problem-solving skills
Excellent interpersonal, written, and verbal communication skills
Ability to build accurate financial models and pro formas while managing multiple deadlines experience preferred
Physical Requirements
Must be able to operate a motor vehicle. Must be able to bend, stoop, reach, lift, walk, move and/or carry equipment in excess of 20 pounds. Must have finger dexterity to operate computer keyboard and calculator.
