Senior Land Development Executive

  • Lead direct negotiations with landowners, land agents, and land aggregators on land acquisition terms, lease structures, and heads of agreement.
  • Identify and pursue commercially attractive land parcels suitable for utility-scale ground mount and floating solar development above 15MW.
  • Build and maintain a strong network of landowner and agent relationships across Peninsular Malaysia to support ongoing pipeline origination.
  • Independently manage a portfolio of 5–8 active land parcels simultaneously, driving each parcel from initial contact through to signed heads of terms or option agreement.
  • Represent the company credibly and professionally in all external landowner and agent interactions.
  • Maintain an accurate and up-to-date land pipeline tracker covering all active, passive, and prospective parcels — including status, key contacts, terms under discussion, and next actions.
  • Conduct monthly warmth checks on all passive parcels to prevent pipeline attrition and landowner disengagement.
  • Flag commercially attractive new opportunities proactively to the Project Manager for strategic prioritisation.
  • Coordinate with the Technical Feasibility Executive to ensure technical feasibility assessments are initiated promptly on parcels reaching the right stage of negotiation.
  • Coordinate with the Land Formalities Executive to ensure land formalities, letters, and documentation are completed accurately and on time.
  • Review and verify all land documents (lot numbers, coordinates, landowner names, acreage) for accuracy before external submission or legal engagement — zero tolerance for errors.
  • Work with external legal counsel on title searches, encumbrance checks, and land conversion matters.
  • Ensure all land acquisition documentation meets the standards required for financial close and regulatory submission.
  • Maintain proper filing and document management for all land parcels under active development.
  • Build relationships with local community leaders, village heads, and relevant authorities where required to facilitate land access and community support for project sites.
  • Manage any landowner concerns or disputes professionally and in accordance with company policy.
  • Liaise with government land offices, district councils, and relevant agencies on land-related regulatory matters as directed
  • Report weekly to the Project Manager on pipeline status, active negotiations, risks, and opportunities.
  • Participate in land team reviews and contribute to the broader development pipeline discussions.
  • Support the Project Manager in representing the land pipeline to the Director and senior leadership as required.
  • Collaborate with the EPCC, CRESS, and Special Projects teams to align land pipeline delivery with project development timelines.

Requirements

  • 3–5 years of direct experience in land acquisition, property negotiation, or real estate commercial roles ideally in the renewable energy, infrastructure, or plantation/agricultural sectors.
  • Bachelor's degree in Property Management, Real Estate, Business, Law, or a related field or equivalent professional experience.
  • Proven track record of independently negotiating and closing land deals not just supporting or coordinating.
  • Experience managing multiple active land parcels or property transactions simultaneously.
  • Familiarity with Malaysian land law, title structures (individual, strata, Malay Reserved Land), and land conversion processes is a significant advantage.
  • Strong negotiation skills, able to handle landowner pushback, price discussions, and competing interests calmly and professionally.
  • Fluent in Bahasa Malaysia and English, essential for landowner negotiations and internal reporting.
  • Mandarin proficiency is an advantage given the land agent ecosystem in Malaysia.
  • Possession of a valid driving licence and own transport preferred given the field-based nature of the role.
  • Relationship-driven, builds trust with landowners and agents quickly; people-oriented and able to represent the company credibly at all levels.
  • Results-oriented, focused on closing, not just managing process.
