Highwoods Properties is looking for a skilled and service-minded Senior Maintenance Technician to help keep our commercial properties running smoothly, efficiently, and safely. In this hands-on role, you will take ownership of a variety of building maintenance responsibilities, with a strong focus on HVAC operations, preventive maintenance, customer service, and timely documentation. WHAT YOU'LL DO:

  • System Diagnostics & Repair: Troubleshoot, repair, and maintain commercial building systems, including commercial HVAC, commercial plumbing, electrical distribution, and automated building controls
  • Preventative Maintenance: Execute and optimize the property’s preventative maintenance logs, including quarterly safety system checks, mechanical room inspections, and structural assessments
  • Vendor Management: Coordinate, schedule, and inspect work performed by outside specialized contractors (e.g., roofing, elevator maintenance, fire safety) to verify compliance with standards and budget parameters
  • Customer Relations: Respond quickly and professionally to customer work orders, explaining solutions clearly and ensuring minimal disruption to business operations
  • Property Inspections: Perform routine walkthroughs of common areas, parking garages, and building envelopes to immediately identify and resolve safety hazards or aesthetic deficiencies
  • Inventory Control: Monitor, log, and order maintenance supplies, keeping shop areas meticulously organized and within the operational budget

WHAT WE'RE LOOKING FOR:

  • Experience: Minimum of 5 years of commercial facilities maintenance experience or specialized trade background
  • Education: Valid EPA Certification; active electrical, mechanical, or plumbing licenses or training are highly desirable; or equivalent on-the-job training in one or more of the above. A high school diploma or equivalent is required
  • Technical Skills: Deep familiarity with commercial building mechanical blueprints, multi-meter electrical testing, commercial lock hardware, and structural carpentry
  • Tech-Savvy: Competence utilizing digital Work Order systems on tablets or smartphones
  • Team/Customer Oriented: Strong communication, organization, and mentoring skills are highly desirable.
  • Emergency Response: Participate in the on-call rotation schedule at night, weekends, and holidays
  • Driver's License: A valid Florida driver’s license

WORK ENVIRONMENT:

This role is active, hands-on, and ideal for someone who enjoys working in a variety of building environments. While performing the duties of this job, the employee may be exposed to fumes or airborne particles, moving mechanical parts, vibration, loud noise, and occasional outdoor conditions including heat, cold, wind, and precipitation. The employee must be comfortable working on office building roofs and climbing ladders.

The physical demands described here are representative of those required to successfully perform the essential functions of this job. The employee is regularly required to talk and hear. This active position requires standing, walking, balancing, bending, kneeling, stooping, crouching, crawling, and climbing. The employee must use hands to handle or feel, grasp, and reach with hands and arms, including frequently working with arms extended above the head. The employee must occasionally lift, push, or pull items up to 50 pounds. Specific visual acuity requirements include close, distance, color, and peripheral vision, as well as depth perception. The ability to read, understand, and communicate information and ideas clearly in writing and orally is required.
