Job Summary:
The Senior Manager, Building Maintenance is responsible for leading maintenance operations across Park City Hospitality's lodging portfolio, including hotels, homeowner association properties, vacation rental assets, commercial spaces, and support facilities. This position drives preventive maintenance programs, asset preservation, life-safety compliance, capital project support, vendor management, and maintenance team development.
The leader in this role ensures facilities are maintained to the highest standards while supporting guest satisfaction, owner expectations, operational efficiency, and long-term asset value.

Job Responsibilities:
Leadership & Team Development
- Lead, coach, and develop building maintenance supervisors, technicians, and support staff.
- Create a culture of accountability, safety, ownership, and continuous improvement.
- Oversee staffing, scheduling, payroll, performance management, and succession planning.
- Develop future leaders within the engineering and maintenance teams.
Facility & Building Operations
- Direct daily maintenance operations across multiple hospitality properties.
- Ensure timely completion of preventive, predictive, and corrective maintenance.
- Oversee HVAC, electrical, plumbing, mechanical, fire-life-safety, building envelope, and infrastructure systems.
- Drive work order completion and asset management through CMMS platforms.
Asset Preservation & Capital Planning
- Support development and execution of annual capital plans.
- Coordinate renovation projects and major building repairs.
- Identify opportunities to improve asset reliability, guest experience, and operating efficiency.
- Assist with reserve studies, building condition assessments, and long-range capital forecasting.
Compliance & Safety
- Ensure compliance with OSHA, fire-life-safety, environmental, and regulatory requirements.
- Support emergency preparedness and incident response programs.
- Maintain documentation for inspections, certifications, and compliance programs.
- Partner with Health & Safety to reduce risk and improve workplace safety performance.
Financial & Vendor Management
- Manage departmental budgets, labor, and contractor expenses.
- Build relationships with vendors, contractors, and HOA partners.
- Monitor service agreements and contract performance.
- Identify cost savings opportunities while maintaining service standards.
Guest, Owner & HOA Relations
- Maintain strong relationships with property owners and HOA boards.
- Partner with Lodging, Front Office, Housekeeping, and Operations teams to support guest satisfaction.
- Respond to escalated maintenance and facility concerns.
- Ensure properties are operationally ready during peak occupancy periods and special events.
Job Requirements:
Required
- 5+ years of facilities, engineering, construction, or building maintenance leadership experience.
- Experience managing teams in hospitality, resort, HOA, lodging, commercial property, or facilities environments.
- Working knowledge of HVAC, plumbing, electrical, mechanical, and building systems.
- Experience managing budgets, vendors, and maintenance programs.
- Strong leadership, communication, organization, and problem-solving skills.
- Valid driver's license.
Preferred
- Resort, hotel, HOA, or vacation rental experience.
- CMMS experience (MaintainX or similar system).
- Facilities Management, Engineering, OSHA, or trade certifications.
- Multi-property leadership experience.

The expected pay range is $70,631.00 - $100,901.00. This is the pay range we reasonably expect to pay for this position. Individual compensation decisions are based on a variety of factors.
