Role Overview:
The principle Logistics Real Estate Development will need to responsible on the development of large-scale logistics and fulfillment facilities from site strategy and land acquisition through permitting, design, construction, operational handover, and stabilization. This role needs to provide strategic direction, establish project governance, lead critical decisions, and align internal and external stakeholders throughout the development lifecycle.
What You Will Do
- Development Strategy and Pipeline: Develop and maintain a multi-year logistics real estate development pipeline aligned with network capacity requirements, business growth, operational priorities, and capital plans. Evaluate development, acquisition, build-to-suit, redevelopment, and lease alternatives, and provide clear recommendations to leadership on project prioritization, timing, location, and delivery strategy.
- Site Selection and Land Acquisition: Lead the site selection and land acquisition process by setting evaluation criteria, directing feasibility and due diligence activities, and overseeing commercial negotiations and transaction execution. Ensure that proposed sites meet operational, financial, legal, infrastructure, access, utility, environmental, and development requirements before material commitments are made.
- Feasibility, Permitting, and Development Risk: Establish the development feasibility and permitting strategy for each project and direct specialist teams responsible for zoning, entitlement, environmental, traffic, utility, building, fire-safety, and occupancy approvals. Identify material development constraints early, define mitigation plans, and escalate risks that may affect project viability, cost, or schedule.
- Investment and Business Case: Own the overall development business case and ensure that project scope, total development cost, schedule, operating assumptions, and financial returns are appropriately assessed. Partner with Finance, Tax, Treasury, Legal, and Operations to prepare investment recommendations and present key assumptions, alternatives, risks, and required decisions to senior leadership and investment committees.
- Design and Technical Governance: Set the overall design direction and ensure that architecture, engineering, building systems, automation, safety, sustainability, and operational requirements are properly integrated. Chair key design and technical reviews, approve material scope decisions, and ensure that value engineering and design changes balance cost, schedule, quality, maintainability, resilience, and long-term operational performance.
- Project Delivery and Construction Oversight: Provide executive oversight of project delivery through internal project managers, external consultants, designers, contractors, and developers. Establish clear performance expectations and governance for safety, cost, schedule, quality, procurement, and change management, and intervene directly when significant deviations, disputes, or delivery risks require senior leadership.
- Commercial and Contractual Leadership: Lead the commercial strategy for major development, design, construction, and developer agreements in partnership with Procurement and Legal. Provide direction on contracting and risk allocation, lead material negotiations, and ensure that scope, pricing, schedule commitments, warranties, change controls, remedies, and performance obligations adequately protect the company.
- Portfolio and Capital Strategy: Manage development projects as an integrated portfolio, applying consistent standards for investment, design, delivery, reporting, and risk management. Support asset ownership and capital strategy, including joint ventures, sale and leaseback, forward funding, or asset disposal opportunities, in partnership with Finance, Treasury, Tax, Legal, and Asset Management teams.
Essential Qualifications:
- Bachelor’s degree in Real Estate, Architecture, Engineering, Construction Management, Urban Planning, Finance, or a related field.
- Approximately 15 or more years of relevant experience in logistics, industrial, commercial, infrastructure, or large-scale real estate development.
- Proven experience completing at least one full-cycle real estate development project from site identification or land acquisition through permitting, design, construction, handover, and operational stabilization.
- Demonstrated ability to lead multidisciplinary internal teams and external consultants, contractors, developers, and government stakeholders.
- Strong understanding of development economics, investment analysis, project delivery, permitting, procurement, construction, and commercial negotiations.
- Experience managing significant capital budgets and presenting investment or project recommendations to senior executives.
- Strong leadership, judgment, communication, negotiation, and stakeholder-management capabilities.
- Professional proficiency in Chinese(Mandarin) and English.
Preferred Qualifications:
- Experience with a leading e-commerce, logistics, retail, industrial real estate, technology, or third-party logistics organization.
- Experience developing automated fulfillment centers, distribution centers, cold-chain facilities, or other mission-critical infrastructure.
- Experience with build-to-suit development, joint ventures, forward funding, sale and leaseback, or institutional real estate transactions.
- Experience managing multiple development projects or a regional development portfolio.
- Advanced degree or relevant professional qualification in real estate, engineering, construction, finance, or project management.
