Summary
The Senior Project Accounting Analyst is a key member of Welltower’s Development & Construction finance function responsible for project-level financial controls across a portfolio of development and construction projects.
The role focuses on project budget and cost review, construction draw analysis, project accounting coordination, and capital deployment. Working closely with Development, Construction, Accounting, Treasury, and external partners, the Senior Project Analyst helps ensure project costs are reasonable, accurately reflected, appropriately supported, and consistent with approved project budgets.
This is a financial and analytical individual contributor role requiring strong judgment, attention to detail, and independent project ownership.
Key Responsibilities
Project Budget & Cost Control
- Review project budgets and validate that approved budgets are accurately reflected within internal systems.
- Analyze costs incurred to date and assess whether spending is reasonable relative to approved budgets and project activity.
- Monitor actual costs, commitments, remaining budgets, contingency usage, and change orders.
- Identify budget discrepancies, unusual cost activity, potential overruns, and other financial exceptions.
- Partner with Development and Construction teams to understand project activity and resolve project-level financial questions.
Construction Draw Review
- Perform detailed financial reviews of construction draw packages submitted by development partners.
- Analyze current-period and cumulative costs and assess whether requested funding is reasonable relative to project progress and approved budgets.
- Review prior draws, commitments, retainage, contingency usage, change orders, and supporting financial documentation.
- Validate draw requests against approved project budgets and available funding.
- Identify and resolve discrepancies, unsupported costs, and other financial exceptions prior to funding.
Accounting & Capital Coordination
- Partner with Accounting to research and resolve project cost, coding, invoice, payment, accrual, and reconciliation questions.
- Identify discrepancies between project budgets, partner records, draw submissions, and internal accounting systems and coordinate necessary corrections.
- Partner with Treasury to coordinate capital deployment for development and construction projects.
- Provide project funding requirements, timing, funding sources, and supporting information necessary to facilitate capital deployment.
- Monitor project funding activity and resolve discrepancies between approved funding requests and actual funding.
Financial Controls & Process Improvement
- Execute established project financial control procedures across assigned projects.
- Identify financial control gaps, recurring discrepancies, and opportunities to improve project financial processes.
- Support standardized budget, draw review, accounting reconciliation, and funding processes across projects.
- Partner cross-functionally with Development, Construction, Accounting, Treasury, Investments, Legal, and external development partners on project financial matters.
Minimum Requirements
- Bachelor’s degree in Accounting, Finance, Real Estate, Business, Construction Management, or a related field.
- 5+ years of relevant experience in real estate development, project controls, construction finance, development accounting, construction accounting, or a related field.
- Strong understanding of project budgets, construction costs, construction draws, and project financial controls.
- Strong analytical and problem-solving skills with the ability to independently identify and resolve project-level financial issues.
- Strong proficiency in Microsoft Excel and experience with project or accounting systems.
- Strong communication skills and ability to work effectively across functional teams.
- Ability to independently manage multiple projects and competing priorities.
Preferred Qualifications
- Experience in commercial real estate, senior housing, multifamily, healthcare real estate, or another development-intensive industry.
- Owner-side experience in development finance, project controls, development accounting, or construction accounting.
- Experience reviewing construction draws, project budgets, change orders, commitments, and project costs.
- Experience working with Accounting and Treasury teams on project costs and capital deployment.
- Experience with Yardi, or similar real estate development or accounting systems.
Travel
5–15% travel may be expected for project site visits, partner meetings, and team coordination.
