Senior Project Manager - CMS
Our client a leading international design and construction consultancy is seeking a Senior Project Manager to join its Construction Management Supervision (CMS) team on a major heritage and cultural project in Riyadh. The role is responsible for leading project delivery on behalf of the client, ensuring contractors, consultants, and stakeholders achieve project objectives relating to programme, quality, cost, safety, and contractual compliance. The successful candidate will lead multidisciplinary supervision teams, manage key stakeholder relationships, and oversee project execution from mobilisation through handover. Strong experience in FIDIC contract administration, construction supervision, and large-scale developments is essential. MUST HAVE A TRANSFERABLE IQAMA Key Responsibilities Project Leadership & Delivery * Lead the construction supervision team to deliver the project in line with approved scope, programme, budget, and quality objectives. * Act as the primary site representative for the consultancy and client. * Coordinate contractors, consultants, authorities, and stakeholders to ensure efficient project execution. * Proactively manage project risks, constraints, and delivery challenges. Contract Administration * Administer construction contracts in accordance with FIDIC conditions and project requirements. * Review contractor claims, variations, EOT submissions, and contractual correspondence. * Ensure contractual compliance across all project parties. * Support dispute avoidance and resolution through effective contract management. Construction Supervision * Monitor construction activities to ensure compliance with approved drawings, specifications, and quality standards. * Track contractor performance against key milestones and programme requirements. * Oversee testing, commissioning, and handover activities. * Resolve technical, commercial, and construction-related issues. Stakeholder Management * Maintain strong relationships with clients, contractors, consultants, and authorities. * Lead project meetings, workshops, and progress reviews. * Present project updates, risks, and recommendations to senior stakeholders. Programme, Commercial & Risk Management * Monitor project schedules and critical path activities with the planning team. * Review recovery programmes and mitigation measures where delays occur. * Support commercial teams in managing variations, valuations, claims, and final accounts. * Ensure timely escalation of significant project risks and issues. Quality, HSE & Compliance * Ensure compliance with project quality standards, authority requirements, and the Saudi Building Code. * Monitor implementation of QA/QC processes and contractor HSE performance. * Promote a strong safety culture across the project. Team Leadership * Lead and mentor multidisciplinary supervision teams including architects, engineers, inspectors, planners, and commercial staff. * Foster a collaborative, high-performance project environment. * Support staff development and performance management initiatives.
Qualifications * Bachelor's Degree in Civil Engineering, Architecture, Construction Management, or related discipline. * PMP certification preferred. * Membership of PMI, RICS, CIOB, ICE, or equivalent professional body is desirable. Experience * Minimum 15 years' experience in project management, construction supervision, or project delivery. * Proven track record delivering large-scale cultural or heritage building projects with traditional style of Architecture. * Strong background within Construction Management Supervision (CMS), PMC, or consultancy environments. * Extensive experience administering FIDIC contracts. * Previous Saudi Arabia experience is highly preferred, with Riyadh project experience an advantage. * Demonstrated experience leading multidisciplinary site supervision teams through construction and handover. Skills & Competencies * Strong leadership, communication, and stakeholder management skills. * Excellent knowledge of construction methodologies, project controls, and contract administration. * Advanced understanding of FIDIC contracts, EOTs, claims, and commercial management. * Strong programme management, problem-solving, and risk mitigation capabilities. * Proficiency in Primavera P6, Aconex, Procore, and Microsoft Office. * Excellent reporting and presentation skills. Preferred Candidate Profile * Experience delivering major projects in Saudi Arabia. * Strong client-facing and leadership capabilities. * Available to mobilise within a short timeframe. * Experience working with international consultants, contractors, and government stakeholders. * Arabic language skills would be advantageous.
