ROLE OVERVIEW

RTP (Roof Technology Partners) is hiring a Senior Project Manager for the Georgia Branch to own a portfolio of commercial roofing projects from pass-off through closeout. Success in this role looks like assigned projects finishing on schedule and at or above estimated margin, customers hearing from the PM before they have to ask, superintendents having what they need to build, and change orders getting priced, approved, and billed while the crew is still on the roof.

This role reports to the Operations Manager. This role also mentors Junior PMs and is expected to visibly grow them toward senior-level readiness.

KEY RESPONSIBILITIES

  • Build the baseline schedule at the pass-off meeting with the Operations Manager and superintendent, keep it current weekly, and drive every assigned job to substantial completion and closeout on time
  • Own budget vs. actual on every assigned project; bring a current cost-to-complete to every WIP cycle, and when a job starts to fade, bring the recovery plan with the numbers to the Operations Manager while there is still job left to manage
  • Own change orders end to end: the superintendent's change-condition form gets priced to the published policy, submitted, tracked to approval, and billed
  • Keep the change order log current on every job and ensure work proceeds only on approved changes
  • Send a written weekly update to every active customer covering work completed, work ahead, and anything they need to decide
  • Represent RTP at OAC (Owner, Architect, Contractor) meetings on assigned jobs, held weekly or bi-weekly and either virtual or in person; participate directly or coordinate proper RTP representation rather than leaving this to the superintendent
  • Be reachable daily for the field; turn RFIs and field questions around inside the standard, and follow through on the field brief after every pass-off
  • Coordinate with the superintendent as a peer: the PM runs the business of the job, the superintendent runs the site
  • Maintain Procore as the single source of truth on every assigned job, contracts, schedules, photos, correspondence, and compliance documents current from setup through closeout
  • Schedule equipment off-rent as phases complete, working with Procurement's off-rent tracking, so rentals end when the work that needs them ends
  • Actively cooperate with Procurement and the General Superintendent, including approving subcontractor payments and reconciling the Schedule of Values (SOV)
  • Work with the Billing Specialist on monthly invoicing for assigned jobs
  • Serve as the contract subject matter expert (SME) on assigned jobs
  • Mentor the Junior PM: review their jobs monthly, coach the cost and customer disciplines, and build out the PM playbook (SOPs, templates, checklists) so the function scales as a system
  • Manage a target portfolio of 8-12 concurrent projects, adjusted for complexity, per the published capacity standard

QUALIFICATIONS

Required

  • 5+ years managing commercial roofing or related trade construction projects, with direct ownership of budget, schedule, and customer relationships
  • Proven track record owning budget vs. actual and delivering a current cost-to-complete on a live portfolio of projects
  • Experience managing change orders end to end, from field pricing through approval and billing
  • History of building and holding baseline schedules with superintendents and driving projects to on-time completion
  • Comfortable using Procore or a similar project management platform as the system of record
  • Strong written and verbal communication skills, including experience running OAC meetings and sending proactive customer updates
  • Demonstrated ability to manage multiple concurrent projects without losing track of any one of them
  • Experience mentoring or developing junior project managers or coordinators
  • Working knowledge of construction contracts, with experience serving as a contract point person on assigned jobs
  • Experience reconciling a Schedule of Values (SOV) and approving subcontractor payments in coordination with a procurement or accounting function

Preferred

  • Background in commercial roofing specifically, rather than general construction
  • Experience building or maintaining SOPs, templates, or playbooks for a project management function
