JOB SUMMARY:
The senior project manager provides overall management and direction to multiple projects, upholds project objectives and policies, maintains liaison with prime client contacts and monitors construction and financial activities through direction of on-site construction teams. May also develop new business opportunities relative to a particular client. May be the top on-site manager of large, higher volume or more technical projects.

RESPONSIBILITIES:

  • Provides motivation and leadership to the project team and to the department.
  • Supervise and/or mentor project managers, project engineers, and project administrators.
  • Management and administration of construction progress on mechanical projects which includes ensuring procedures and materials comply with specifications; observes work in progress to assure timeliness, conformance with schedule, project requirements, and acceptable workmanship.
  • Provides cost estimates and job cost control for manpower, materials, and equipment.
  • Conducts pre-construction specifications and document and contract reviews.
  • Prepares project game plan for purchasing, prefabrication, material handling, and labor manning.
  • Responsible for coordinating drawings with the BIM Department.
  • Together with onsite General Foreman or Foreman, establishes and ensures adherence to jobsite organization, job schedules, safety, use of vehicles, and job site priorities.
  • Controls and ensures efficient use of construction technology and equipment and maintains compliance with appropriate building codes and project requirements.
  • Responsible for billing procedures, claims, and collections of monies.
  • Prepares, submits, tracks, and negotiates contract change orders.
  • Understands line of authority and communication of the construction team. Responsible for maintaining communication between the foreman, the crew, the client, and owner, including necessary documentation.
  • Must follow company standards for project tracking and documentation including demobilization, punch lists, and closeout documentation.

MINIMUM AND/OR PREFERRED QUALIFICATIONS:

EDUCATION:

  • Bachelor’s degree in engineering, Business Administration, or equivalent

EXPERIENCE:

  • 5 years Project Management experience in a related industry
  • Any equivalent combination of experience, training and/or education approved by Management and Human Resources.

CERTIFICATES, LICENSES, REGISTRATIONS:

  • State Driver’s License with insurable recor

SKILL REQUIREMENTS:

  • Ability to communicate effectively in all forms with all project players.
  • Excellent customer service skills.
  • Possess professional and ethical leadership skills.
  • Must be computer proficient--MS Office and project tracking software including scheduling.
  • Experience with job costing and financial aspects of running a construction project.
  • Skill in supervisory practices.
  • Contract review and scope of work.
  • Knowledge of estimating, job setup, phases, and scheduling.
  • Ability to produce detailed project documentation for change orders or other issues.
  • Knowledge of building construction, materials, and methods.
  • Knowledge of laws and building codes of electrical, plumbing, mechanical and related construction codes.
  • Working knowledge of labor agreements, project agreements, and company policy.
  • Knowledge of current costs of new construction, escalation factors, and market trends.
  • Skill in reading and interpreting plans and specifications and comparing them with construction in progress.
  • Knowledge of all construction-related safety regulations; OSHA 10-Hour or 30-Hour. Skill in construction inspection.
