Morgan Properties is looking for a hands-on Service Manager to run maintenance at Woodlands Apartments, a 251-unit community in Columbus, OH. You'll set the standard, develop your technicians, and make Woodlands a place residents are proud to call home. Compensation & Benefits:

Base Pay: $28.00 – $30.00 per hour
Up to 50% Rent Discount
Property Staff Shared Renewal Commissions
Morgan Essentials: $300 quarterly
On-Call Appreciation: $15/day for holding the on-call phone

What You'll Do:

Lead daily maintenance operations and keep Woodlands running at its best
Hire, train, coach, and develop a growing team of Maintenance Technicians
Provide expert troubleshooting in HVAC, electrical, plumbing, appliances, carpentry, drywall, and exterior structures
Plan, assign, and direct work orders, make-readies, and preventive maintenance schedules
Build and manage the 24-hour on-call schedule, and be available for snow, ice, and on-site emergencies
Manage inventory, vendors, and maintenance supplies
Regularly inspect buildings, grounds, and vacant units
Work with the office team to give residents excellent service and follow-up

Hours & Schedule:

Monday – Friday: 8:00 AM – 4:30 PM
Paid rotating on-call participation required
Must be available and prepared for emergency events
Schedule subject to change based on business needs

What We're Looking For:

Experience leading or supervising a multifamily maintenance team, or a strong Assistant Service Manager ready for the next step
Well-rounded technical skills and a methodical approach to troubleshooting
A leader who follows through, treats residents and teammates with respect, and never cuts corners on safety
Strong organization and the ability to balance hands-on repairs with leadership duties
HVAC/EPA/CFC certification preferred
Active, valid driver's license and personal vehicle
