Now hiring a Service Manager in West Chester, OH!

We are seeking a hands-on, experienced Service Manager with a "Whatever It Takes” approach to lead maintenance operations at our Preserve at Beckett Ridge 216-unit community. In this full-time role, you will ensure the physical integrity of the property meets company standards and all applicable laws while driving team performance and resident satisfaction.

As a Service Manager, you will be expected to:

Lead daily maintenance operations including work orders, unit turns, make-ready schedules, and grounds upkeep
Develop and execute an organized production schedule and preventive maintenance plan
Troubleshoot and resolve technical issues across HVAC systems, plumbing, appliances, and electrical systems
Partner with office staff to ensure timely follow-up and excellent resident service
Manage and maintain inventory of maintenance materials, tools, and supplies
Conduct regular inspections of buildings, grounds, and vacant units
Ensure emergency preparedness and personally respond to urgent site needs when required
Plan, assign, and direct maintenance activities while maintaining hands-on involvement in daily tasks

Compensation & Incentives:

Pay Range: $26.00 – $30.00 per hour
Up to 100% Rent Discount
Property Staff Shared Renewal Commissions
Morgan Essentials: $300 quarterly
On-Call Appreciation: $15/day for holding the on-call phone

Hours & Schedule:

Monday – Friday: 8:00 AM – 5:00 PM
Paid rotating on-call participation required
Must be available and prepared for emergency events
Schedule subject to change based on business needs

What we’ll expect from you:

Strong, well-rounded maintenance experience with leadership capability
Proven ability to manage work orders, scheduling, inventory, and daily property operations
Hands-on experience with HVAC systems (required)
Strong skills in plumbing, appliance repair, and general maintenance troubleshooting
Comfortable using smartphone apps, tablets, and basic computer systems
Active and valid driver’s license and personal vehicle
HVAC/EPA/CFC Certification preferred
One-year certificate, 3+ years of related experience, or equivalent education and experience
