Service Technician III - St John's Wood
Summary
Service Technician III responsible for installing, repairing, and maintaining appliances, HVAC, and plumbing systems in multifamily housing, ensuring timely service and excellent customer care.

Summary
Completing service requests in a timely and proficient manner using excellent customer service skills. Repairing and/or installing all appliances as necessary. Compliance with all environmental and OSHA regulations and company policies. Completing and maintaining paperwork as required.
Responsibilities
A. Install appliances and HVAC items including but not limited to dishwashers, disposals, stoves, and refrigerators as necessary to maintain a safe, comfortable, and quality dwelling.
B. Diagnose and repair failed electrical circuits in residential HVAC systems and household appliances in a timely and proficient manner. Heating ventilation/air conditioning responsibilities include: replacing a compressor and condenser, repair/replace/clean fan motors, burners and thermostats, leak detection and repair, control valve replacement and A/C charging.
C. Analyze and repair the refrigeration cycle utilizing system pressures, superheat, sub-cooling, dry/wet bulb temperatures, and the effects of airflow on the system in order to properly charge a refrigeration system.
D. Repair plumbing systems to include but not limited to toilets, faucets, garbage disposals and all appliances (e.g. hot water heater or gas range).
E. Complete work orders using ticket system ServUS Connect
F. Perform basic carpentry skills included but to glazing, caulking, minor carpentry and screening.
G. Reviewing, understanding complying and fulfilling training requirements for the Operations/Maintenance (O&M) Plans and Respiratory Protection Programs.
H. Perform preventative maintenance program inspections.
I. Replace deadbolts and conventional locksets
J. Replace electrical switches, outlets, and light fixtures.
K. Maintain curb appeal including but not limited to using power blower, pressure washer and other tools as needed.
L. Must be available for inclement weather maintenance, before, during & after.
M. Must participate in on-call.
N. Other duties as assigned.
