About the Role
We own and operate a portfolio of apartment communities and are looking for a builder - someone who lives at the intersection of data, finance, and technology - to become the analytical backbone of our portfolio. This is not a traditional financial analyst role. You will pull data from every property we own, build the tools and automated systems needed to compare them against each other, and surface opportunities to cut costs and improve performance that nobody is currently looking for.
You'll work alongside our existing financial analyst (who focuses currently on utility usage) but your scope is the entire operating picture: payroll efficiency, maintenance and R&M spend, turnover costs, contract services, insurance, and any other expense category where properties of similar size and resident profile should behave similarly and don't.
We want someone who gets bored running the same report twice. If you see a better way to track something, we want you to go build it using AI tools, scripts, dashboards, whatever gets the job done not wait to be asked.
What You'll Do
* Build and maintain systems that pull financial and operational data from all properties into a single, comparable view (working with our property management software, Yardi)
* Design and automate portfolio-wide benchmarking: identify which properties are outliers on expense categories relative to peers of similar size, age, and resident profile, and dig into *why*
* Use AI/LLM tools and scripting (Python, SQL, or similar) to build internal tools that flag anomalies automatically, rather than manually reviewing spreadsheets every month
* Partner with our financial analyst and property-level teams to validate findings and turn them into recommendations ownership can act on
* Develop new recurring and ad hoc reports and dashboards for ownership and asset management driven by your own analysis, not just requests
* Continuously look for automation opportunities that reduce manual reporting work across the finance/operations team
* Present findings and recommendations directly to ownership/leadership in plain language, with a clear dollar impact attached
What We're Looking For
* 4+ years of experience in data analytics, financial analysis, or analytics engineering in real estate/property management industry
* Demonstrated ability to build things: scripts, automated reports, internal tools, or small applications not just Excel-based analysis
* Comfort with SQL and at least one scripting language (Python preferred); experience using AI/LLM APIs or tools to build workflows and automations
* Strong Excel skills and experience with BI/visualization tools (Power BI, Tableau, or similar)
* Ability to translate messy, inconsistent data from multiple sources into a single clean, comparable dataset
* A self-starter who identifies problems and opportunities without being told what to look for, and enjoys building the answer rather than just describing it
* Excellent written and verbal communication you'll need to explain technical findings to non-technical ownership
Preferences
* Experience with property management systems (Yardi, RealPage, Entrata, AppFolio) or utility benchmarking platforms
* Background in real estate finance, asset management, or property accounting
* Experience building or deploying AI-powered internal tools or agents in a business setting
