POSITION SUMMARY

A Senior Property Manager is responsible for the overall success of the real property assets they manage. A Senior Property Manager can oversee several assets or be in a Senior PM position over one asset. Senior Property Managers plan and direct operations and maintenance by performing the following functions personally or through subordinate Manager (s) and other site personnel.

ESSENTIAL FUNCTIONS STATEMENT(S)

  • Travels and works from site offices, inspects field operations, reviews reports prepared by subordinate managers and determines progress of occupancy and maintenance projects and reports findings to the Regional Manager.
  • Administer Company policies related to matters of regulation, marketing, operations, safety, and property maintenance.
  • Assists the Regional Property Manager in communicating and enforcing directives laid out in Company policy.
  • Review budget estimates and assist, when necessary, in the preparation of property specific budgets.
  • Ensure, through review with subordinate managers, that approved budgets are implements and consistently followed to promote efficiency and profitability.
  • Coach subordinate managers to accomplish financial objectives by collecting rent; paying bills; forecasting requirements preparing annual budgets; scheduling expenditures, analyzing variances, initiating corrective active.
  • For each of the locations assigned, review property management reports and ensure Company standards, procedures and policies are being upheld.
  • Review and reinforce the established training program for all on-site employees. Items to review may include lease up processes, office set-up, reporting procedures, rent collections, lease paperwork, evictions, late fees, policy violations, accounting practices, purchasing procedures, preventative maintenance, and facilities maintenance.
  • Enforces Company policies and procedures for compliance documentation regarding new leases and recertification of existing residents.
  • Evaluate subordinate property managers, maintenance, and office staff with regard to adherence to Company policy, performance issues, issue corrective action and recommend for dismissal when necessary.
  • Accomplishes financial objectives by collecting rents; paying bills; forecasting requirements preparing an annual budget; scheduling expenditures; analyzing variances; initiating corrective action.
  • Establishes rental rate by surveying local rental rates, calculating overhead costs, and profit goals.
  • Creates marketing plan.
  • Attracts residents by advertising vacancies; obtaining referrals from current residents; explaining advantages of location and services; showing units.
  • Contracts with residents by negotiating leases; collecting security deposits.
  • Maintains property by investigating and resolving resident complaints; enforcing rules of occupancy; inspecting vacant units and completing repairs; planning renovations; contracting with landscaping and snow removal services.
  • Maintains building systems by contracting for maintenance services, supervising repairs.
  • Secures property as appropriate by contracting with security patrol service; installing and maintaining security devices establishing and enforcing precautionary policies and procedures; responding to emergencies, etc. as directed by owner.
  • Enforces occupancy policies and procedures.
  • Prepares reports by collecting, analyzing, and summarizing data and trends.
  • Updates job knowledge by participating in educational opportunities; reading professional publications; maintaining personal networks; participating in professional organizations.
