Strata Residential Manager

We are looking for a Strata Residential Manager to oversee the day-to-day operations and maintenance of residential properties. The successful candidate will work closely with Management Councils / Owners, residents, contractors, consultants and relevant authorities to ensure smooth property operations, effective maintenance and timely resolution of building issues.

Job Responsibilities

  • Manage the day-to-day operations and overall management of assigned MSCT residential properties.
  • Conduct routine inspections of building structures, common areas, M&E systems and facilities; identify defects and recommend preventive/corrective maintenance.
  • Liaise with Management Councils / Owners, government authorities, statutory boards, contractors, consultants and service providers on property management and compliance matters.
  • Experience in managing building defects and corrective maintenance works, particularly seepage, water leakage and water ingress issue, including site inspections, investigations monitoring rectification works and following up through to resolution.
  • Attend to residents’ / owners’ feedback and complaints relating to building defects, maintenance and common property matters.
  • Supervise site staff, Building Supervisors, Fire Safety Managers, technicians and contractors.
  • Conduct Management Council meetings and assist with Annual General Meetings, including preparation of minutes and reports.
  • Perform other duties as assigned by the superior.

Job Requirements

  • Diploma / Degree in Building, Estate Management, Property Management, Facilities Management or related discipline.
  • Minimum 3 -5 years of relevant experience in strata/commercial property management.
  • Experience in building maintenance, seepage/water leakage investigation or M&E will be an advantage.
  • Knowledge of the Building Maintenance and Strata Management Act (BMSMA) is an added advantage.
  • Experience liaising with government authorities, contractors, consultants and Management Councils / Owners.
  • Strong leadership, communication, customer service and problem-solving skills.
  • Good attention to detail and decision-making abilities.
  • Proficient in Microsoft Office.
  • Candidates with relevant professional accreditation or certification in building inspection, facilities management, M&E or related fields will have an added advantage.
