About the opportunity
Our client is looking for a Strata Manager to join their team on a contract basis. Reporting to the Operations Manager, you will lead a mixed portfolio of 30+ properties and grow it through proactive communication, operational control, governance compliance, and financial oversight.
**This is a 3-month full-time contract with an ASAP start date**

In this role, you will:
- Manage a mixed strata portfolio and keep client retention and satisfaction high
- Meet all AGM deadlines, notices and compliance obligations, with minutes completed within one week
- Oversee levies, arrears and portfolio finances
- Co-ordinate maintenance, engage contractors and approve invoices within budget
- Lead meetings and manage committee and council communication
- Respond to enquiries on the same day and resolve issues without escalation
- Delegate administrative tasks to VA support
- Report weekly KPIs and complete fortnightly portfolio reviews
- Help improve strata procedures and AI integration
You are an experienced strata manager who builds strong committee relationships and keeps a busy portfolio under control. To be successful in this role, you will have:
- Proven experience managing a strata portfolio, ideally a mixed portfolio
- Strong knowledge of strata governance, compliance and meeting requirements
- Experience with levies, arrears, budgets and contractor management
- Excellent communication and dispute resolution skills
- Strong organisation, follow-through and delegation skills
- Dedicated VA support so you can focus on portfolio management
- Free Parking
- $50-$56 p/h + Super
