Summary

Maintains and repairs affordable housing facilities in the Bronx, performing cleaning, handyman tasks, and basic maintenance while ensuring safety and sanitation standards.

Phipps Houses is one of the nation’s oldest and largest not-for-profit developer/owners of affordable housing. It is a multi-faceted real estate organization, involved in the development, finance, construction and asset management of new and rehabilitated multi-family housing for low to middle income New Yorkers. Through its subsidiary, Phipps Houses Services, Inc., it conducts residential and some commercial property management, and it’s tax-exempt affiliate, Phipps Neighborhoods, provides human services to its development communities.

Description

The Utilityman performs the following duties cleaning, troubleshooting and performs general repairs as needed or directed by management. Ensuring that it is a safe, healthy and sanitary environment. Responsibilities may include; physical labor, routine maintenance, and sanitation.

The role requires significant physical stamina, manual dexterity, and the ability to operate power tools and heavy machinery.

Duties & Responsibilities:

Cleaning & Sanitation

  • Sweep, mop, buff strip, and wax floors
  • Dispose of garbage daily and disinfect high-touch areas.
  • Handle recycling materials

Light Maintenance:

  • Performs various handyman duties such as installation of light fixture in apartments, and common areas, changing lightbulbs, patching drywall
  • Perform general plumbing repairs such as toilets, faucets and minor leaks.
  • Tend to landscaping needs at the site
  • Establish and maintain a positive working relationship with the Facilities Manager, property manager and Maintenance Staff through effective communication.
  • Maintains inventory and submits requests for supplies.
  • Ability to provide a touch up paint job to the facility whenever necessary.

Material Handling:

  • Moving furniture, stocking inventory, loading/unloading supplies, and clearing pathways.
  • Report damage and/or unsafe conditions to the Facilities director, superintendent and/property management.
  • Monitor the smoke detectors and fire extinguishers for repair and/or renewal.
  • Perform other tasks as deemed necessary by the Superintendent or property manager

Safety Compliance: Adhering strictly to OSHA and company safety protocols, handling hazardous chemicals, and wearing required Personal Protective Equipment (PPE).

  • Attend professional development trainings regarding cleaning methods, techniques and new methods.
  • Attend relevant staff meetings and internal training activities.
  • Monitor the facility for safety issues and report any problems or concerns to management

Qualifications:

  • High School Diploma or GED preferred
  • Bilingual preferred (English/Spanish).
  • At least 2 years prior handyman or Porter and cleaning facilities experience
  • Must exhibit a positive and flexible attitude, and work well as part of a diverse team.
  • Must be able to perform physical activities such as but not limited to lifting (up to 50 lbs), bending, and standing, climbing or walking.
