Vice President Property Management (Operations)
Our SelectLeaders client is a well-established, family-owned real estate company based in Colorado. They operate across both development/investment and property management, with a portfolio spanning commercial and residential properties, including a focus on workforce and affordable housing. Known for their long-term, hands-on approach and deep roots in the Colorado market, they are considered a trusted name across the full property lifecycle, from development through ongoing operations.
They are looking to add a Vice President of Property Management. This is a senior leadership role responsible for the strategic direction and overall performance of a growing real estate portfolio. This individual will provide executive oversight of the property management division.
Responsibilities:
- Provide executive oversight of daily operations across the portfolio, ensuring assets are maintained to the highest standards of quality and compliance
- Establish and enforce operational policies, procedures, and service standards across the portfolio
- Monitor and manage key performance indicators including occupancy rates, NOI, expense ratios, lease renewal rates, and capital project completion
- Review property inspection findings and operational audits; approve corrective action plans where needed
- Partner with ownership on capital expenditure planning, value-add initiatives, and annual business plans for each asset
- Oversee leasing, renewals, rent collection, and resident relations across all residential communities
- Guide marketing and leasing strategies to sustain strong occupancy and revenue growth
- Ensure compliance with all applicable fair housing laws, local landlord-tenant regulations, and company policy
- Drive the performance, training, and development of property-level staff, including on-site managers, leasing consultants, and maintenance technicians
- Review resident satisfaction metrics; guide programs to improve retention and community quality
- Oversee landlord-tenant relationships, lease administration, CAM reconciliations, and tenant improvement projects for commercial tenants
- Coordinate with legal counsel on lease negotiations, estoppels, SNDAs, and default proceedings
- Ensure timely and accurate billing, collections, and reporting to owners for commercial assets
- Provide approval oversight of vendor contracts and service agreements for commercial properties
- Identify and execute value-enhancement strategies such as lease-up initiatives, repositioning, or operational efficiencies
- Lead the enterprise-wide implementation of a new property management software platform, serving as internal project lead alongside the CFO
- Collaborate cross-functionally with IT, accounting, and operations teams to define scope, timelines, and deliverables, and oversee migration of tenant, lease, vendor, and financial data
- Direct staff training and post-go-live support to ensure a smooth transition and strong platform adoption across the organization
- Oversee annual operating budgets, monthly variance analysis, and financial reporting across all properties
- Approve property-level invoices, purchase orders, and disbursements within established authority limits
- Serve as the primary operating partner to the finance organization, ensuring property-level performance and reporting consistently meet company standards and timelines
- Communicate with ownership on monthly, quarterly, and annual reporting packages, and partner with accounting on month-end close and year-end reconciliations
- Lead, coach, and develop property management teams, fostering a culture of accountability and continuous improvement
- Manage staffing levels, succession planning, and compensation strategy in alignment with company growth objectives
- Support leadership in evaluating and onboarding new management assignments, and represent the company with prospective clients, lenders, brokers, and community stakeholders
- Contribute to management proposals, fee structures, and service agreements to support new business growth
Qualifications:
- Bachelor's degree in Real Estate, Business Administration, Finance, or a related field required; advanced degree (MBA or MS in Real Estate) preferred
- Professional designations such as CPM®, RPA®, or CCIM a strong plus
- 8–10 years of progressive property management experience, including 3–5 years in a senior or director-level leadership role
- Demonstrated experience managing both multifamily residential and commercial (office and/or industrial) assets simultaneously
- Hands-on experience with enterprise property management platforms required; Yardi Voyager expertise required
- Experience leading or participating in a major software migration (MRI, Yardi, RealPage, or equivalent) highly desirable

- Strong financial acumen; ability to read, analyze, and act on property-level financial statements
- In-depth knowledge of landlord-tenant law, Fair Housing regulations, ADA compliance, and commercial lease structures
- Proven project and change management skills; ability to manage multiple priorities in a fast-paced, growing organization
- Proficiency in Yardi Voyager (or similar platform); advanced Microsoft Excel and reporting skills
- Excellent communication skills — written, verbal, and presentation — for interactions with ownership and external stakeholders
- Entrepreneurial mindset; comfortable with ambiguity and energized by building systems and processes from the ground up
Salary:
- $175,000 - $235,000 base plus bonus incentives
