Denholtz is looking for a senior residential operator to lead our multifamily portfolio and the teams that run it. You’ll own the operating performance of five apartment communities - four in New Jersey and one in North Carolina - including occupancy, leasing, resident experience, maintenance, budgets, and net operating income. You’ll also lead lease-up of new communities as they come out of development. Reporting to the CEO, you’ll work closely with ownership, asset management, development, and accounting, and you’ll build and lead the property management team. This is a hands-on leadership role with real ownership over how our communities are run.
What you’ll do
- Own the operating results of the multifamily portfolio, including occupancy, rent growth, revenue, expense control, and net operating income (NOI), against annual budgets
- Build annual operating and capital budgets for each property, review monthly financials and variances, and reforecast as needed
- Lead leasing, marketing, renewals, pricing strategy, and tenant screening, and drive resident retention
- Lead lease-up of newly delivered communities with the development team, from pre-opening staffing, systems, and marketing through stabilization
- Oversee affordable housing compliance, including income certifications, agency reporting, and NJHMFA requirements where applicable
- Hire, train, and lead property managers, superintendents, maintenance technicians, porters, and leasing staff, and set staffing models and labor-cost controls across sites
- Oversee maintenance operations, unit turns, preventive maintenance, and capital projects, and manage vendor and service contracts
- Manage rent collections, delinquency, and the landlord-tenant court process
- Ensure compliance with New Jersey and North Carolina landlord-tenant law, fair housing, local rent ordinances, building codes, inspections, and registrations
- Work with union-represented building staff where applicable
- Standardize policies, procedures, and onboarding across residential sites, and make full use of Yardi and our property systems
- Provide operating assumptions to support acquisitions, development underwriting, and refinancings, and deliver regular portfolio reports to ownership and partners
What we’re looking for
- 10+ years of multifamily property management experience, including at least 5 years overseeing multiple properties or a regional portfolio
- A track record of improving occupancy, revenue, and NOI with full budget accountability
- Experience leading lease-ups of new construction communities
- Strong knowledge of New Jersey landlord-tenant law and fair housing requirements; North Carolina experience is a plus
- Experience leading onsite teams, including maintenance staff; union experience is a plus
- Strong financial skills: budgeting, variance analysis, and advanced Excel
- Proficiency in Yardi Voyager or similar property management software
- Bachelor’s degree preferred
- Affordable housing compliance experience (LIHTC, NJHMFA, or municipal affordable programs), a CPM or ARM designation, and a New Jersey real estate license are a plus
- Valid driver’s license and the ability to travel regularly to properties, including periodic overnight travel to North Carolina
What you get
