Warehouse and Facility Manager
- Lead daily operations and first-level Repair & Maintenance (R&M) for all warehouse and office assets
- Develop and execute real estate strategies that align with business priorities, driving improved operational efficiency and financial performance
- Identify, evaluate, and prioritize capital expenditure (CAPEX) for asset upgrades, lifecycle replacements, and value enhancement
- Prepare annual operating budgets, resource plans, and cost-saving initiatives; support warehouse occupancy and fit-out projects
- Plan, cost, and deliver refurbishment and reconstruction works to meet evolving operational needs
- Track and assess electricity arrangements (fixed retailer rates, SP Pool rates, temporary supply); secure management approval for contracted rates
- Define and enforce service standards for all third-party vendors; build trusted, collaborative partnerships with internal teams, tenants, and external partners
- Establish robust response protocols to resolve incidents and emergencies quickly, minimizing business disruption
- Drive continuous improvement across estate management and vendor performance
- Oversee subcontractor audits and ensure timely implementation of corrective actions
- Coordinate commercial, insurance, and compliance requirements; prepare cost assessments and tender documents (RFQs) for facilities and security services
- Ensure all maintenance contracts are renewed on schedule
- Manage timely renewal of all mandatory permits: lift licenses, signage approvals, façade inspection reports, EMA clearances, and Fire Safety Certificates
- Ensure all works fully comply with building regulations, fire safety codes, and relevant authorities’ requirements
- Liaise closely with contractors, Qualified Persons, and regulatory bodies
- Serve as appointed Fire Safety Manager and Water Efficiency Manager
- Lead sales and leaseback transactions as the designated Property Manager
- Provide technical guidance across mechanical & electrical (M&E), cold rooms, construction works, and security systems
- Champion sustainability and green initiatives across the portfolio
- Maintain accurate records and documentation to support internal and external audits
- Uphold a zero-harm safety culture and ensure zero accidents or incidents
Requirements:
- Bachelor’s degree or higher in Property & Facilities Management or a related discipline
- Valid certifications: Certified Fire Safety Manager, Water Efficiency Manager, BizSafe Level 2, and Certified Green Mark Facilities Manager
- Proven ability to work under pressure and respond promptly to urgent requests or incidents from internal and external stakeholders
- Demonstrated leadership experience managing mixed property portfolios and cross-functional teams in Singapore
