Work Order Technician (San Francisco)

Job Summary: The role of a Mosser Work Order Technician is vital to the company's success. This role involves the technical repairs and care of the interior and exterior of the overall apartment community, individual unit homes, and all property amenities. A passion and commitment in the fields of maintenance and customer service are key roles required for this position.

The Work Order Technician must demonstrate a commitment to anticipate and exceed the expectations of our residents, vendors, colleagues, and leadership team. The employee will be proactive in seeking ways to fulfill this quality expectation. Service requests are expected to be completed accurately and efficiently on the first attempt.

Essential Requirements:


  • Basic to intermediate knowledge of:
    • Plumbing (leaks, clogs, fixtures, water heaters)
    • Electrical (outlets, switches, lighting, breakers)
    • HVAC systems (filters, thermostats, minor repairs; EPA certification preferred)
    • Carpentry (doors, cabinets, drywall, flooring)
    • Appliances (refrigerators, stoves, dishwashers, washers/dryers)
  • Ability to troubleshoot and perform preventative maintenance
  • Maintain company provided equipment such as pressure washer, snakes, and other supplies as needed.
  • Monitor exterior of buildings for issues with roof, siding, shutters, etc.
  • Maintain chemicals and / or hazardous materials in the proper manner. Practice workplace safety at all times.
  • Typical working conditions are in a labor intensive- outdoor environment or interior of apartment community and home. Position requires routine travel locally during the workday by foot or vehicle.

Daily Work Functions:


  • Receive daily work orders/request in the morning, and keep track of how many are done in a day through our mobile tracking apps.
  • Make sure work orders are finished to completion in a timely and professional manner.
  • Keep track of all expiration dates for boilers, elevators, fire service, etc.
  • Follow up with tenants to make sure they know their work order is received, get permission to enter the unit and keep them informed as to how soon the job will be done.
  • Work with Property Managers to see if they have any complaints or issues from tenants regarding a work order.
  • Prioritize work orders based on importance; make sure all leaks, mold and peeling paint are handled first.
  • Answer all emails and phone calls the same day always keeping customer service in mind.
  • Have excellent organizational skills and the ability to handle multiple work orders in a day.
  • Complete special projects as requested.
