Job Summary

The Yee gu.aa yax xˈwán Occupancy Specialist (Occupancy Specialist) oversees the application intake and eligibility process including processing of application and ensuring housing eligibility determination in line with all local, state and federal requirements. This position works closely with KIC’s external Asset Management and Compliance team to understand program compliance with all funding and investor requirements.

This position interacts with applicants in person, over the phone and electronically, to gather documentation necessary for application completion and initial and ongoing eligibility, while responding to inquiries about Permanent Supportive Housing (PSH) and housing eligibility requirements. The Occupancy Specialist is readily accessible to applicants and tenants for help with the application process, recertification process, tenant inspections and to answer general questions.

Job Duties & Responsibilities

  • Provide excellent customer service to both internal and external customers.
  • Assess client needs and provides information and/or applications for services.
  • Ensures all eligible applicants meet all admissibility requirements for compliance and recertification.
  • Monitors property waitlist for each vacancy and ensure property set asides are being met.
  • Directly schedules all applicant and tenant appointments, including inspections to meet funding requirements.
  • Verifies income and eligibility, notifies applicant of determination following funding requirements.
  • Assist with lease up of vacant units, including marketing, mail outs and tracking.
  • Assist in the development of necessary verification forms and application materials.
  • Ensures all necessary paperwork in files is maintained and that all required documentation is in order.
  • Provide direct administrative support as needed, including answering phones, greeting tenants and supporting front desk coverage.
  • Makes appropriate referrals for individual client needs.
  • Maintains housing software database with client demographic, income and eligibility information with high level of accuracy.
  • Prepares for and ensures all compliance with Management and Occupancy Reviews.
  • Other related duties as assigned.
