Job Summary
Assistant Project ManagerDuties and Responsibilities
1. Site Management & Construction Supervision
- Contractor & Supplier Oversight: Direct and supervise day-to-day site operations, ensuring contractors, subcontractors, and material suppliers strictly comply with approved plans, technical specifications, quality standards, and safety protocols.
- Workmanship Inspection: Conduct regular physical inspections across all structural, architectural, and MEPF works to ensure high-quality execution and zero re-work.
- Site Progress & Logistics: Manage site logistics, access, and daily contractor manpower to maintain smooth workflow and prevent site bottlenecks or delays.
2. Design Coordination & Technical Alignment
- Design Discrepancy Resolution: Review contract drawings, architectural details, and engineering plans; proactively resolve design conflict issues between consultants and site contractors prior to execution.
- Submittal & Sample Approvals: Facilitate the technical review and processing of Requests for Approvals (RFAs), shop drawings, material samples, mockups (e.g., paint/strata finishes, tiles, fixtures), and technical submittals with the Design Team/Consultants.
3. Stakeholder Communication & Meeting Leadership
- Lead Project Meetings: Organize, chair, and drive weekly Design Coordination Meetings, regular Contractor Alignment Meetings, and monthly progress reviews. Ensure clear action items and minutes of meetings (MOM) are distributed and tracked.
- Reporting & Alignment: Serve as the primary PM/CM bridge to Filinvest Alabang, Inc. (FAI). Provide accurate, concise, and regular progress reports, highlighting key milestones, critical paths, risk assessments, and mitigation plans.
4. Cost Control & Change Order Management
- Variation Order (VO) Assessment: Evaluate, verify, and validate contractor claims for Variation Orders / Change Orders, ensuring technical necessity, fair unit rates, and adherence to original contract terms before recommending for FAI approval.
Progress Billings & Accomplishment Verification: Verify actual site percentage accomplishment for monthly contractor payment valuations and progress billing certifications.
- Cost Monitoring: Track project expenditures against baseline budgets to prevent cost overruns and maintain clear financial logs.
5. Project Closeout, Commissioning & Handover
- Punchlisting & Rectification: Lead pre-turnover inspections, prepare formal punchlists, and enforce immediate contractor rectification of defects prior to final acceptance.
- Testing & Commissioning (T&C): Oversee the testing and commissioning of all architectural features, utility connections, and MEPF systems to ensure full operational capability.
- Handover
to FAI: Facilitate the seamless turnover of completed works, key
turnovers, final as-built drawings, warranties, operating manuals, and
closeout documents to FAI and Proexcel (Property Managers).
Full-time, project-based engagement located in Clark, Pampanga. Candidates based in/near Pampanga with their own vehicle/mode of transport are preferred.
