$68,000 - $71,000 annually + quarterly bonus potential + commissions | Monday through Friday, 8am to 5pm

Roundhouse is hiring a Community Manager at The Alpine 93/40 Apartments. You'll own the success of your property end to end, from financial performance and occupancy to team leadership and the daily experience of every resident. You see the whole picture. You can read a P&L and read a room, hit the numbers and still know your residents by name. You take ownership of everything that happens on your property, and you build a team that wants to do the same.

What you'll own

• Run daily operations across leasing, maintenance, and resident relations
• Build and execute leasing, marketing, and retention strategies that drive occupancy and revenue
• Partner with your Regional Manager to set property goals and the plans to reach them
• Own the numbers, including budgets, rent collection, delinquency, and all financial obligations
• Prepare monthly and annual performance reports on financials and occupancy
• Lead and develop your team, including maintenance on turns, work orders, inspections, and capital projects
• Manage vendor relationships, negotiate contracts, and hold service to a high standard
• Walk the property regularly to keep maintenance, curb appeal, and safety standards sharp
• Resolve resident concerns quickly, fairly, and professionally
• Keep accurate records for leases, resident files, financials, and deposit accounting
• Plan resident events and community engagement that make people feel at home
• Ensure compliance with Fair Housing, Equal Employment, safety regulations, and company policy

What you bring

• 3 to 5 years as a Community Manager or Assistant Community Manager, or completion of a management-focused Roundhouse development program
• A real estate license, or the ability to obtain one within 120 days of hire if your state requires it
• Proven supervisory and problem-solving skills
• Proficiency in Microsoft Office (Excel, Word, Outlook, Teams, PowerPoint)
• Working knowledge of property management laws and regulations
• A real customer-service mindset and strong communication skills
• A desire to lead, on your team and in your community

A leg up if you have

• A bachelor's degree in business administration, real estate, or a related field
• Experience with Yardi Voyager, RentCafe, YieldStar, AIRM, LEO, Appwork, or similar property management software

Pay and benefits

• $68,000 - $71,000 annually, based on experience, skills, and qualifications
