Director of Business Development - AirCore
AirCore is the Southeast’s leading commercial radon mitigation provider and is expanding into a broader set of indoor air quality (IAQ) service lines. AirCore serves property managers, owners, developers, general contractors, and environmental consultants and is scaling through a combination of organic growth and acquisitions.
We're hiring the platform's first dedicated business development hire: a hunter who builds AirCore's outbound sales motion and works hand in hand with the President to build the company's commercial engine. This is a field-heavy, relationship-driven sales role focused on commercial accounts. Success depends on face time, referral networks, and consistent follow-through in a long-cycle, project-based sales environment. The role starts as an individual contributor, with the potential to build and lead a team as the commercial engine scales.
About the Role
You report directly to the President and own new commercial business development for AirCore. You'll build a repeatable outbound motion: prospecting, qualifying, and advancing project-based opportunities with environmental consultants, general contractors, property owners, and property managers which will require the ability to understand, interpret & speak confidently about the high-level technical requirements of IAQ generally (radon and vapor mitigation specifically.). At the right point in the sales process, you hand qualified opportunities off to AirCore's operating teams, who scope the work, write the proposal, and get the contract signed. You stay engaged through that handoff to protect the relationship you built. Trade shows and industry events are a core part of how you build your network and pipeline. You're expected to be in the field regularly. The relationships you build and the intelligence you bring back directly shape where and how AirCore grows. Your focus splits roughly evenly between winning net-new accounts and growing AirCore's existing customer relationships.
The Goal
Within the first year you’ve built a repeatable outbound pipeline that's generating a steady flow of qualified, project-based opportunities across the target buyer segments, handed off cleanly to the operating teams and converting into signed business. You've become a known, credible presence at the trade shows and industry circles that matter to AirCore's growth, and you've established the playbook: target lists, outreach cadence, messaging, handoff process, and trade show calendar that the commercial engine runs on going forward.
What You'll Own
• Build the outbound motion: Prospecting, outreach, and pipeline processes: target account lists, cadences, and messaging for each buyer type.
• Hunt new business: Generate and qualify net-new, project-based opportunities with environmental consultants, GCs, property owners, and property managers across the territory.
• Own the relationship network: Build and maintain a personal rolodex across each buyer type; this is a relationship-driven sale, and repeat and referral business depend on trust built over time.
• Hand off and stay engaged: Work closely with AirCore's operating teams to hand off qualified opportunities at the right stage for scoping, proposal writing, and contract execution, staying close enough to the relationship to keep it warm through close.
• Represent AirCore at trade shows and industry events: Plan and work a trade show and networking calendar that builds AirCore's visibility and pipeline.
• Partner with the President on the commercial engine: Feed field intelligence (competitor activity, pricing pressure, buyer needs) back into the platform's go-to-market strategy.
• Manage your pipeline end-to-end: Track opportunities, forecast accurately, and report on pipeline health and conversion.
Qualifications
• 5+ years personally selling services or products on a project basis, ideally to environmental consultants, general contractors, property owners, and/or property managers. Analogous industries (e.g., commercial construction, specialty trades, facilities services) are a good fit.
• Proven hunter: track record of building outbound pipelines rather than working inbound or handed-off leads.
• Experience in a relationship-driven, longer-cycle sales motion. Comfortable investing months in a relationship before it converts.
• Field sales background: comfortable with travel (25–50%), in-person prospecting, job-site visits, and face-to-face selling.
• Trade show / industry event experience. Working a booth, networking a floor, and following up effectively afterward.
• Familiarity with CRM platforms and modern prospecting tools.s and familiarity with, or willingness to learn, bidding marketplaces/large construction project aggregators such as ProCore, ConstructConnect & PlanHub
• Self-starter who can operate with ambiguity and build process rather than follow an existing one.
• Experience selling for a small or founder-led services business, comfortable owning results without a large supporting sales team.
Nice to Have
• Experience selling into radon mitigation, IAQ, environmental remediation, specialty trades, or commercial construction/contracting.
• An existing rolodex of GCs, property managers, asset managers, or environmental consultants.
• A technical or construction background (e.g., HVAC, building science, general contracting, or similar) that helps you speak credibly with prospects and customers.
• Experience with a PE- or family-office-backed platform, or in a business scaling through both organic growth and acquisition.
Qualities
• Hunter mentality: Energized by prospecting and the chase, not just managing existing accounts.
• Feet on the street: Prefers being in front of people over working the phone or inbox alone.
• Relationship builder: Plays the long game with buyers and earns trust before pushing an opportunity forward.
• Tenacious: Keeps pipeline-building momentum going through slow stretches and rejection.
• Credible in the field: Can speak knowledgeably with GCs, property managers, and technicians alike.
• Builder mindset: Comfortable creating a sales motion from nothing rather than optimizing an existing one.
