Drywall / Framing Project Manager
Summary
Oversee drywall, metal framing, and acoustical ceiling projects, managing budgets, labor, materials, and schedules to ensure cost control, quality, and safety on multi-million-dollar construction scopes.
This position will work closely with the Project Superintendent to ensure projects are properly staffed, scheduled, supplied, and executed while maintaining strong cost control, production, quality, and safety. The ideal candidate will have experience managing multi-million-dollar scopes of work and a strong understanding of drywall, metal framing, and/or acoustical ceiling construction.
Responsibilities
- Manage the financial and administrative responsibilities associated with self-perform drywall, metal framing, and ACT scopes.
- Manage budgets, cost tracking, labor projections, and production tracking throughout the project lifecycle.
- Manage multi-million-dollar self-perform subcontracts and scopes of work.
- Coordinate with the Superintendent regarding labor requirements, crew sizes, production goals, tools, and equipment needs.
- Support the Superintendent with material procurement, orders, and deliveries to maintain project schedules and production.
- Assist with project schedule development, updates, and requirements related to self-perform work.
- Monitor installation production and assist with maintaining productivity and quality expectations.
- Manage the submittal process and coordinate required documentation.
- Coordinate with labor vendors regarding workforce requirements and Certificate of Insurance (COI) requirements.
- Manage invoices for labor and materials and coordinate with the main office as needed.
- Coordinate with the main office on monthly pay applications and Project Status Reports (PSRs).
- Assist with Schedule of Values (SOV) development and project budget creation.
- Prepare estimates for drywall, metal framing, and acoustical ceiling scopes of work.
- Review project changes, additions, and potential change orders; prepare estimates and incorporate approved changes into project budgets.
- Attend project meetings and maintain effective communication with project management, field supervision, subcontractors, vendors, and the main office.
- Maintain accurate project documentation and cost records throughout the project.
- Support the project team in maintaining quality, safety, schedule, and production requirements.
- Establish and maintain positive relationships with project stakeholders, labor vendors, material suppliers, and internal teams.
- Perform other duties as assigned to support the successful completion of self-perform projects.
Qualifications
- Bachelor’s degree in Construction Management, Engineering, Business, or a related field preferred; equivalent construction experience will be considered.
- Minimum of 3 years of relevant Project Management experience in commercial, industrial, or federal construction.
- Experience specifically managing self-perform drywall, metal framing, and/or acoustical ceiling scopes strongly preferred.
- Experience managing multi-million-dollar scopes of work.
- Experience managing varying crew sizes and coordinating labor requirements.
- Experience estimating drywall, metal framing, and/or ACT scopes of work.
- Proficiency with Microsoft Excel and spreadsheet-based project tracking.
- Strong understanding of construction scheduling, cost control, production tracking, and project administration.
- Ability to read and interpret construction drawings, specifications, and contract documents.
- Strong communication, organizational, and problem-solving skills.
- Ability to work effectively with both field and office personnel.
- OSHA 10-hour certification preferred.
Preferred Experience
- Experience with OST, QuickBid, or similar estimating software.
- Experience with self-perform construction operations.
- Experience coordinating labor vendors and material suppliers.
- Experience with production tracking and labor forecasting.
- Experience working on large-scale commercial, industrial, or federal construction projects.
Working Conditions
This position will primarily operate in a construction project environment and may require regular interaction with both the project office and active jobsites. The role requires the ability to sit, stand, walk, communicate, and work effectively in a fast-paced construction environment.
